The smart home pre-wire checklist

Everything that has to happen while the walls are still open, in the order the house gets built.

For a new construction home of 6,000-8,000 square feet in Loch Lloyd or anywhere in the Kansas City metro, plan on roughly 40-70 Cat6A drops and three to five ceiling access-point positions. What follows is the actual checklist we mark up on a drawing set, room by room, with the reasoning for each item — because the value of this list is not the count, it is knowing which omissions are cheap to fix later and which are not. The one rule underneath every line of this list

The expensive part of a wire is the wall around it. Structured wiring installed at framing stage is inexpensive; the identical work retrofitted after drywall costs several times more in labor, because every run becomes fishing, patching, texture, paint and a conversation about how much ceiling comes down. That asymmetry is the whole argument for over-pulling now, and it is why the honest advice on nearly every item below is “more, and while you are there.”

It also sets the schedule. Low-voltage rough-in lands after framing inspection and after mechanical, electrical and plumbing rough-in, and before insulation and drywall — a window of typically 5 to 12 days of on-site work depending on the size of the house. Everything on this list has to be decided before that window opens.

The checklist, room by room

Every television location

Pull: Two Cat6A runs and a conduit sleeve to the wall behind the display, plus power.

One run feeds the display or streaming device, the second feeds whatever arrives later — a soundbar, a game console, a second streamer, or the video distribution if the house ends up with a matrix. The sleeve is the important part: it is what lets an HDMI, an optical run or a future cable type reach the wall without opening it. Two runs and a sleeve at framing costs almost nothing; adding the second run afterwards costs a wall repair.

Every desk, office and permanent workstation

Pull: One Cat6A run minimum, two where a printer or a docking station will live.

A wired desk is the single most reliable device in a house, and offices are the rooms most likely to gain equipment. Count the kitchen desk and the drop zone — they always end up holding something.

Ceiling access-point positions

Pull: One Cat6A run to a ceiling box, roughly one per 2,500 square feet, centered rather than tucked at a corner.

Ceilings, not walls, are where access points belong — a ceiling-mounted radio radiates down into the space it serves instead of sideways through two rooms. Mark these on the reflected ceiling plan and get blocking placed while the framer is still there. Add a position for the lower level regardless of what the square-footage arithmetic says: a walkout is functionally a separate building to a radio.

Camera positions, interior and exterior

Pull: One Cat6A run to each position, with exterior runs landing in a soffit or eave and pulled long.

Eight to sixteen positions is the normal count on a whole-house pre-wire. Cover each exterior door, each driveway approach, the garage bays, and the two or three interior choke points a house naturally has. Cameras are power-over-ethernet devices, so the same run does data and power, and pulling three extra positions that never get used is dramatically cheaper than wanting one later.

Doorbell, intercom and door hardware

Pull: Cat6A to the front door and any secondary entry, plus alarm rough-in for contacts on doors, operable windows and glass-break coverage.

Video doorbells and intercoms are network devices now, and the ones worth having are wired. Alarm rough-in while walls are open is what separates a designed sensor layout from wireless sensors stuck where the adhesive holds.

The equipment closet

Pull: A dedicated electrical circuit, the structured-wiring panel or rack backing, conduit from the closet up to the attic and down to the lower level, and a ventilation path.

Every run in the house lands here, so it needs to be conditioned, ventilated, accessible and larger than the current gear list. Vertical conduit out of the closet is the cheapest future-proofing in the entire build — it is how the house adds anything at all in year six without opening a wall.

Audio zones

Pull: Speaker wire and back-cans to 8-12 interior zones plus outdoor, home-run to the closet.

In-ceiling speakers need a back-can placed before drywall to control sound bleed into the room above and to give the speaker a defined enclosure. Retrofitting a can into a finished ceiling is a patch, a texture match and a paint job per speaker. Pull the outdoor zones at the same time — patio, pool and landscape — even if the landscaping plan is not final.

Lighting control and keypads

Pull: The low-voltage feed for the lighting processor, plus keypad boxes at every location a switch bank would otherwise go.

On a Lutron HomeWorks house the panel, the processor feed and the keypad locations are decided at framing. The homeowner-facing decision that matters here is which walls get keypads, because a keypad at the wrong end of a room is a permanent daily annoyance and a keypad box is nearly free at this stage.

Motorized shade locations

Pull: Power at the head of every window that might get a shade, and a pocket or recess where the design allows it.

This is the most expensive omission on the list. Adding power above a window in a finished room means opening the wall or ceiling at exactly the place the room is most visible. Even if shades are a phase-two decision, pull the power now — it is the difference between a shade project and a drywall project.

Theater and media room

Pull: HDMI conduit from the rack to the projector position and to the screen wall, speaker runs for the full layout including ceiling channels, and a Cat6A to the projector.

Display and audio standards change; conduit does not. A conduit run to the projector means the next cable generation is a pull rather than a demolition, and the ceiling speaker positions are locked by joist direction, which is a decision you can only make while the joists are visible.

Outdoor and outbuildings

Pull: Cat6A to eave positions for outdoor access points and cameras, conduit to the gate and to any detached structure, and a spare conduit in every trench that is already open.

A trench that is open for irrigation or for a pool line is the cheapest conduit you will ever install. Copper stops at 100 meters, so a detached shop or guest house past that distance wants fiber or its own distribution point — decide that while the ground is open, not after the sod is down.

How the access-point count actually gets set

One radio per 2,500 square feet is the starting arithmetic and the building corrects it, usually upward. On a Johnson County new build the recurring corrections are predictable: foil-faced insulation and radiant barriers reflect radio as effectively as they reflect heat; a stone fireplace and its chase block cleanly rather than attenuating gently; a walkout lower level with poured concrete on three sides is a separate coverage problem from the main floor; and a commercial-style range wall or a wine room will move a coverage map more than anyone expects.

So on a 7,000 square foot house the arithmetic says three and the design usually lands at four or five, plus an exterior position at the patio or pool. Mark them on the reflected ceiling plan, get blocking placed while the framer is on site, and pull one Cat6A run to each. Wire every position you might plausibly want, even the ones you are unsure about — a run terminated into a blank plate costs almost nothing, and it is the only version of this decision that can be changed cheaply. The four omissions that hurt most

  • No power above the windows. Motorized shades are the most common phase-two purchase in this market and the most expensive thing to retrofit, because the work happens at the most visible plane in the room. Pull the power even if the shade decision is years away.
  • No conduit out of the equipment closet. A sleeve up to the attic and a sleeve down to the lower level turn every future addition into a pull instead of a demolition. It is the single cheapest line item on the whole pre-wire.
  • No back-cans for ceiling speakers. Retrofitting an enclosure into a finished ceiling is a patch, a texture match and a paint job for every speaker — and without one, sound bleeds into the room above.
  • An equipment closet sized for today. Conditioned, ventilated, on its own circuit, and larger than the current gear list. An attic or an uninsulated garage is the wrong place for it in this climate. The full argument is on the rack build page.

Before the insulation goes in: photograph everything

Walk the house the day before insulation with a phone and shoot every wall, every ceiling and every mechanical run, room by room, with something in frame for scale. It takes ten minutes and it is the most valuable free thing a homeowner does during a build. Two years later, when somebody needs to know where a stud, a run or a junction actually sits, the answer is in the photo roll instead of behind a hole in the drywall.

On our side, the handover includes an as-built: the port map, VLAN assignments, IP scheme, equipment list and labeling scheme. Both ends of every run get labeled to one scheme so that the jack, the patch panel and the documentation agree — and the design is deliberately universal, so if you bring in a different integrator at trim-out, the pre-wire is theirs to pick up without renegotiating anything.

What drives the cost, and what it does not include

Three things move the number: the square footage and how many structures the scope covers — a whole-house pre-wire on a 6,000-10,000 square foot home, which is where most Loch Lloyd and Leawood custom builds land, is a different project from a foundational pre-wire on a smaller home or an estate spanning more than one structure — the drop and access-point count the room list actually calls for, and how much of the checklist above gets pulled. None of that includes equipment. A pre-wire is cable, pathway, boxes, blocking, the panel and terminations — no displays, no speakers, no access points, no cameras, no processors, no programming. That is the trim-out phase, and it is quoted separately. The division is worth internalising early: the pre-wire decides what the house is capable of, and the equipment decides what it does the week you move in. Only the first one is hard to change.

How many Cat6 drops and access points should I pre-wire in a new construction home in Loch Lloyd?

For a typical Loch Lloyd custom home of 6,000-8,000 square feet, plan on roughly 40-70 Cat6A drops and three to five ceiling access-point positions, and use Cat6A rather than Cat6 for anything going into a wall. The drop count comes from the room list rather than the square footage: two runs to every television location, one to every desk and permanent workstation, one to each ceiling access-point position, one to every camera position, one to each exterior door with a reader or intercom, and one to each equipment location. Cat6 or Cat6A for a new house?

Cat6A for anything inside a wall. Category 6 carries 10 gigabit only to about 55 meters and only when the surrounding bundle is well behaved; Category 6A is specified for the full 100-meter channel and tolerates a packed cable tray. The cable itself is a minor share of an installed drop — the labor, the pathway, the termination and the certification test are the real cost — so the incremental spend to upgrade a run you are already pulling is small, and the cost of pulling that run a second time in eight years is not. We terminate and certify to TIA-568 and hand over the test results.

How many drops is too many?

Almost nobody in the history of this trade has regretted an extra drop. The asymmetry is the whole argument: a spare run costs a fraction of a percent of the pre-wire budget while the wall is open, and adding it later costs fishing, patching, texture and paint in a finished room. The genuine limit is termination capacity — every run has to land somewhere on a patch panel — so size the panel and the closet for the count rather than trimming the count to fit a panel somebody already bought.

When does the pre-wire have to happen in the build schedule?

After framing inspection and after mechanical, electrical and plumbing rough-in, and before insulation and drywall. On-site work usually runs 5-12 days depending on the size of the house. Before we mobilize we give the superintendent a written ready-for-low-voltage checklist — chases drilled, blocking placed at camera and access-point positions, MEP conflicts resolved — because a trade that lands twice costs more than a trade that lands once.

What should I photograph before the drywall goes up?

Every wall, every ceiling, every mechanical run, with something in frame for scale.
