You can add a smart home system to an older house. Here is how.
Plaster, missing neutrals, and the runs that are worth making.
Yes. An older house can run the same lighting, audio, security, and control a new one runs. Two shapes come up over and over across the Kansas City metro: the 1920s Brookside Tudor with plaster over wood lath, and the 1970s Leawood ranch with drywall, a full basement, and a panel that has been added to a few times. Neither one has to be torn apart to gain a system.
What changes is the order of operations. Whether a retrofit stays a quiet week of work or turns into a construction project is decided before anyone drills, by three things: what the walls are made of, what is sitting in the switch boxes, and where a cable can travel without crossing a finished ceiling.
What the walls are made of
Plaster over wood lath behaves nothing like drywall. It is thicker, it is harder, and pushed carelessly it lets go from the lath in sheets rather than taking a clean hole. Some of it is hung on metal lath instead, which is a screen of steel sitting inside the wall. That costs you twice: cutting gets slower, and the wall becomes something wireless signal has to fight through.
Brick, stone, and old plaster all take a bite out of Wi-Fi. One access point in a hallway that would blanket a modern open plan does not reach through three plaster walls and a chimney. In a house like this, coverage is a question of line of sight, not square footage.
The switch box with no neutral
Pull a plate in a house wired before the 1980s and there is a good chance you find two wires and no neutral. Most smart dimmers want that neutral so they can keep a trickle of power flowing while the light is off. Without one, the standard part is simply the wrong part.
That is a lighting design question rather than a demolition question. Some dimmers are built to run without a neutral. Battery-powered keypads can sit where the old switch was, or beside it, with the dimming handled back at the panel or up in the fixture. And in the rooms where the wiring already runs the way we want it, a wired keypad goes in the normal way. One house usually ends up with a mix, and the point of the design is that the mix disappears: every wall behaves the same way.
Where wire can go, and where it cannot
Most of what keeps a retrofit reasonable is access from above or below. An unfinished basement with open joists, an attic with enough decking to move around in, a laundry chase, the void behind a kitchen soffit: those are the roads. From the attic we drop down an interior wall to a device on the top floor. From the basement we come up into the first floor the same way. A closet stacked over another closet is often the only vertical run a house needs.
The hard ones are the middle floor of a three-story house with finished space above and below, an exterior wall packed with blown-in insulation, and a plaster ceiling under a bathroom. In those spots we either find a longer way around or decide that device is going to be wireless and design for it deliberately, which is a different thing from discovering it on install day.
What goes wireless on purpose, and what stays on wire
Wireless is the right answer for door and window sensors, locks, most shades, and keypads in rooms the cable cannot reach. Those devices move very little data and tolerate a hop through a wall.
The pieces carrying real traffic stay on cable wherever the house allows it: access points, cameras, televisions, the controller, everything in the rack. The older the house, the more you feel the difference, because the walls are already taxing the air. Where a run cannot be made, we would rather bring a wired connection as close as we can get and take one short hop at the end than chain hops across the house.
The network goes in first
In an older house the network is the first line of the scope rather than the last. Access points go where the signal can actually get out, which tends to mean more of them, placed lower and nearer to where people sit, each one cabled back to a single spot. A whole-home Wi-Fi design is worth doing before the rest of the system arrives.
Everything added afterward leans on it. A coverage gap found after the lighting and the cameras are in does not present itself as a coverage gap. It presents as lights that lag and a camera that drops, and it gets chased in the wrong place.
What a site walk actually checks
The walk is mostly looking. We pull a couple of switch plates to see what is in the boxes. We open the panel. We find the attic hatch and see how far the decking goes, then read the basement joists to work out which walls can be reached from below. We knock on walls to tell plaster from drywall and watch for metal lath. We look for somewhere the equipment can live with air and access, which is rarely the back of a cabinet.
Then we ask what the house is for. Which rooms get used after dark, where the music should follow you, which doors matter, what has been remodeled and when. That settles which of the hard runs earn their damage and which are better answered another way. What comes out of it is a plan in order, and a fixed price rather than a range.

Does the house have to be rewired first?
Usually not. The line-voltage wiring that runs the house keeps doing its job; what we add sits alongside it. If a box or a panel looks wrong when we open it, that goes to an electrician on its own ticket rather than getting buried inside an automation scope.
How much of the plaster gets cut?
Less than people expect, because the openings are planned before anyone drills. We put them where a plate, a fixture, or a piece of trim will cover them, and the patching that is left shows up in the scope as a known line rather than a surprise at the end.
Can the work be done in phases?
Yes, and older houses tend to suit it. The network goes in first, then the rooms the cable already reaches, then the runs that need a path found for them. Each phase stands on its own, so nothing has to be undone to get to the next one.
What if the house has no attic or basement access?
Then more of the design leans on wireless devices and on the paths that do exist: closets, chases, cabinet backs, and the walls that back onto a garage or a utility space. We would rather tell you a run is not worth the damage than sell you the damage.
