What it costs to turn a garage into a golf simulator room

One half of this number is predictable. The other half depends on eight things about your garage.

A garage conversion is two budgets, not one. The simulator half tiers by monitor and room build, and it is predictable — the shell half has no predictable number at all, because it is set almost entirely by conditions specific to your garage. Why one half is predictable and the other is not

The simulator side of a build is genuinely predictable, because the same three tiers apply everywhere: an entry room, an enthusiast build around a monitor like the Foresight GCQuad, and a reference build. The shell side is not predictable, and pretending otherwise would be the most useful lie we could tell on this page. Two Overland Park garages three streets apart can differ by a factor of several on the construction work alone: one has a nine-and-a-half-foot ceiling, a side-mount opener and a slab that is close to flat; the other has a center-mount opener hanging in the swing arc, a slab pitched hard to the door, and no insulation anywhere. The simulator that goes into both is the same. The rooms are not.

So instead of a made-up construction average, here are the eight drivers, ranked the way they actually behave — the first three decide most of it.

The eight drivers, in order

1. Clear ceiling height in the swing path. The one that can end the project. Nine feet is a workable minimum, ten is the target, and it is the swing rather than the golfer that sets the number — measure the highest point your clubhead reaches through a full driver swing and add a buffer. Then subtract the garage: door tracks running back along the ceiling, the opener, exposed beams, hanging lights, storage racks. The commonest fix is relocating the opener out of the arc; the commonest disappointment is discovering the tracks matter more than the drywall did.

2. The slab. Every garage floor is pitched to drain toward the door, and a simulator wants level — an uneven floor changes your stance every time you set up and stops the room ever feeling finished. Two routes: level the slab, or build a framed or floated subfloor over it. The subfloor is often simpler and it spends the resource you have least of, because every inch of build-up comes straight off driver #1. A vapour barrier belongs in the plan regardless.

3. The garage door opening. Keep it or fill it. Keeping it preserves the room’s identity as a garage and gives you a very large opening to move things through; filling it gives you an insulated, light-tight wall, which is better for the image and for conditioning. Either way this is the least favorable surface in the room for insulation, air sealing and light control, and how you resolve it ripples through drivers four through six.

4. Insulation and air sealing. Most attached garages in this metro are insulated on the house-side wall and nowhere else. Conditioning an uninsulated garage is heating the driveway, so the envelope comes before the equipment — walls, ceiling, the door opening, and the gaps around all three.

5. Heating, cooling and humidity. Kansas City garages swing hot, cold and humid across the year, and temperature and moisture extremes are unkind to launch monitors, projectors, computers and golf electronics as well as to people. Sizing a conditioning strategy for the finished, insulated room is the right order — sizing it for the garage as it stands today produces a system that runs constantly and still loses.

6. Electrical. A garage typically has one or two general-purpose circuits shared with the opener and a freezer. A simulator room wants the projector, the simulator PC and the launch monitor fed properly, and it wants the lighting on its own dimmable circuit so a scene can drop it for play without the room going black. This is cheap during the build and disruptive afterwards.

7. Light control and finish. An impact screen is a matte, roughly neutral-gain surface with no ambient-light rejection, so daylight through a garage window or a side door lands in the picture as gray. Blocking uncontrolled light, aiming and shielding the fixtures that remain, and finishing the screen surround in a matte dark color to absorb projector spill are what let a 5,000+ lumen 4K short-throw laser projector look like what you paid for. 8. Network, and structure for the hardware. The simulator PC needs a wired drop rather than Wi-Fi — course downloads, updates and online rounds are exactly the traffic that suffers on a busy house network — and a real graphics card if you want GSPro or E6 Connect smooth on a big screen. And the enclosure frame and the projector mount both need actual structure to anchor into, which in an unfinished garage ceiling is usually good news.

The room the drivers have to produce

Whatever the shell work costs, it has to land on the same geometry every simulator needs: about 10 feet of clear ceiling as the target with 9 workable, 12 feet of width as a hard minimum and 14–15 comfortable so the hitting area can be centered for right- and left-handed players, 16 feet of depth workable with 17–20 comfortable, and 1–2 feet of clear space behind the impact screen so it can flex and absorb the shot. Permits, trades, and who holds what

Turning a garage into conditioned space is a change of use, and how much of it is permitted depends on how far you take it — a bay used as a simulator with the door intact is a different conversation from a framed, insulated, conditioned room with the opening filled in. Confirm the scope with the city before you commit, and have whoever is doing the structural, mechanical and electrical work say in writing what they are pulling.

We are the AV and integration side: the enclosure, screen, projection and alignment, turf, lighting design, control, audio and network. The shell belongs to a licensed contractor, and we either coordinate with yours on rough-in — mount points, conduit, circuits, network drops, projector throw line — or work alongside one we have built with before. Getting our rough-in list to your contractor early is the single cheapest thing you can do on this project, because every item on it is trivial before drywall and expensive after.

When not to convert the garage

  • When the basement is the better room and nobody checked. A basement usually arrives conditioned, insulated by the ground, dark, and level — four of the eight drivers gone. Roughly half the garage enquiries we take end up downstairs.
  • When the ceiling cannot be fixed. If the tracks, the opener and the beams cannot be moved out of the swing arc, no budget buys a good result. Better to know on the first visit.
  • When it is your only covered parking and you are selling soon. A simulator is a taste purchase. A garage is not.
  • When the money runs out at the shell. A beautifully framed room with a compromised enclosure and an under-specified projector is worse value than a smaller, honest build in a room that needed less work.

What single thing decides whether my garage works at all?

Now subtract the garage: door tracks running back along the ceiling, the opener hanging in the middle of the bay, exposed beams, hanging lights and storage racks. A garage with a ten-foot ceiling and a center-mount opener in the arc is not a ten-foot room. This is the first measurement we take and it is the one most likely to change the plan.

Can I keep the garage door?

Often yes, and it is worth thinking about carefully rather than reflexively framing it in. Keeping the door preserves the room’s resale identity as a garage and gives you a very large opening for ventilation and for getting things in and out. Framing it in gives you an insulated, light-tight wall, which is better for the image and for climate, and it is the option people who have committed to the room tend to prefer. The cost driver is not really the door itself — it is that removing it turns the project into an exterior alteration, and keeping it means solving insulation, air sealing and light control at the least favorable surface in the room.

What about the slab? My garage floor slopes.

Every garage floor slopes, on purpose — the pitch is there to drain water toward the door. A simulator needs a level, well-built floor, because if the floor slopes, bounces or reads uneven, the room never feels right and your stance is subtly wrong every time you set up. There are two routes: level the slab itself, or build a framed or floated subfloor over it. The second is often simpler but it costs you ceiling height, which in a garage is the resource you have least of — so it interacts directly with the constraint above. A vapour barrier belongs in the plan either way; a slab on grade moves moisture upward whether or not you can see it.

Do I need to heat and cool it?

Yes, if you want to use it in a Kansas City February or August. Garages swing hot, cold and humid across the year, and temperature and moisture extremes are unkind to launch monitors, projectors, computers and golf electronics as well as to golfers. That means the envelope first — insulation and air sealing in the walls, ceiling and the door opening, since conditioning an uninsulated garage is heating the driveway — and then a conditioning strategy sized for the room. Humidity control is the part people forget and the part electronics care about most.

Do I need a permit in Overland Park?

Is a basement cheaper than a garage?

Usually, and it is worth asking before you commit the garage. A basement typically arrives already conditioned, already insulated by the ground around it, already dark, and already sitting on a level slab, which removes four of the eight drivers on this page in one move. What a basement often lacks is ceiling height, and a finished one may have ductwork exactly where the swing wants to be. The garage’s advantages are height, footprint and a floor you can be rough with. We measure both before recommending either, and many the garage enquiries we take end up in the basement.
