Loch Lloyd · Gated estates
Loch Lloyd · gated-community estates with private-club expectations.
IntegrateIT is a home automation and AV integrator serving Loch Lloyd, Missouri, about half an hour southeast of the design center at 15108 Glenwood Ave, Overland Park. Work behind the gate is usually whole-home from framing: Control4 and Lutron HomeWorks across a custom build, a lower-level theater and simulator bay laid out for swing clearance, and camera coverage reaching the gate and drive. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.
Behind the gate at Loch Lloyd, the houses are newer and larger than almost anything else on the Missouri side of the line, built around a private golf course and a lake in northern Cass County just below the Kansas City limits. Most are custom builds from the last two decades, which means generous mechanical space, deep lots and owners who expect the system to be as considered as the millwork. The community sits about half an hour southeast of our Overland Park design center, close enough that service is a drive rather than a scheduling exercise. Work here is usually whole-home from the start rather than a room at a time.
Installing in Loch Lloyd
What is different about Loch Lloyd houses
Installing here is different because most of these homes are new enough to be wired properly the first time. When we come in during framing, we can place a real equipment room with ventilation and power, run conduit to the places a future owner will want, and put lighting on a wired backbone instead of retrofitting it later. On a finished Loch Lloyd house, the framing is modern and predictable, so retrofit pulls behave. Either way the plan accounts for what the home will need a decade out, not just what is being installed now.
The lots are large and the buildings sit well back from the street, so networking is a coverage exercise. A single router at one end of a house this size leaves dead pockets at the far corners, in the lower level and out toward the pool and cart path. We run wire to each access point, size the switch for cameras and controls, and keep the outdoor gear on hardware rated for weather rather than for a hallway. Gate stations, driveway cameras and irrigation controls all live on the same engineered network.
Golf and water shape the entertainment brief more than anything else. Lower levels here have the height and the depth for a proper theater, and often a simulator bay beside it, which is a room-design problem before it is an equipment one, since swing clearance and screen distance decide the layout. Outdoors, audio around a pool or a lake-facing terrace needs speakers that survive Missouri winters and coverage that stays even as you walk the yard. We plan those zones with the landscape, not after it.

Questions from Loch Lloyd homeowners
Do you work inside gated communities like this one?
- Regularly. We coordinate access, parking and delivery windows with the gate and the builder ahead of each day rather than showing up and improvising. Our own crew does the work, so the same faces come back through the gate day after day. Loch Lloyd is roughly half an hour from our Overland Park design center, which keeps both the install and later service visits straightforward.
Our house is still being framed. When should you be involved?
- As early as the drawings allow, and certainly before insulation. Pre-wire is the cheapest hour of the whole project, and it is the only time to place conduit, set the equipment room and get lighting on a wired backbone without opening finished walls. We coordinate with your builder's schedule, do the rough-in in one clean pass, and come back for trim and programming once the house is closed up.
Can one network cover the house, the pool and the gate?
- Yes, when it is designed as one system rather than assembled from parts. We run cable to each access point instead of daisy-chaining wireless repeaters, use outdoor-rated hardware where the weather reaches it, and put cameras and controls on their own lane. That way the gate station and the driveway cameras stay reliable without slowing anything happening inside the house.
Can a theater and a golf simulator share the lower level?
- Often, but the room decides. A simulator needs ceiling height, depth behind the hitting area and clearance on both sides of the swing, and a theater needs seating rows set against the screen size and the sight lines. We measure the space and lay out both before anyone orders equipment. If only one fits well, we will say so rather than crowd the two together.
