Lee's Summit · Southeast metro

Lee's Summit · estate-scale systems, built to be serviced.

IntegrateIT is a home automation and AV integrator serving Lee's Summit, Missouri, about forty minutes southeast of the design center at 15108 Glenwood Ave, Overland Park. That drive is a design constraint, so we build for remote serviceability from the start: network gear that reports its own health, a dedicated basement theater with calibrated projection, Lutron HomeWorks lighting with automated shades, and a hardwired network end to end. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.

Drive southeast from Overland Park for about forty minutes and you reach Lee's Summit, one of the largest suburbs on the Missouri side and easily the most varied. The city runs from an old downtown core with early-century homes through decades of subdivisions out to estate-scale new construction near the lakes on the east and south edges. Nearly everything is stick-framed with a full basement, and a large share of the newer homes are walkouts on rolling ground. That distance from our design center shapes how we design here.

Installing in Lee's Summit

What is different about Lee's Summit houses

Installing in Lee's Summit is different because of the drive. Forty minutes each way means a system that needs a technician on site every month is a system we designed badly. So we build for remote serviceability from the start: network gear that reports its own health, controllers we can reach without entering the house, power management that lets a device be cycled remotely, and documentation that tells the next person exactly what is in the rack. Issues here are often closed before anyone gets in a truck.

The size of the newer houses changes the network math. Estate-scale homes on the east side sprawl horizontally across multiple levels with garages, guest suites and finished basements, and a single access point cannot cover that shape. We plan coverage by floor plan and by construction, run every access point on cable, and separate the smart-device traffic from the family's laptops and televisions. When a house is fine except in one wing, that wing is the one nobody ran a wire to.

Rolling terrain and walkout lower levels make the theater conversation specific. A walkout is a bright, beautiful room with a glass wall pointed at the yard, which is exactly wrong for a projector unless the light is controlled. We either automate the shades and choose optics for the room that remains, or we place the dedicated theater on the interior side and let the daylight room be a family space with a large display. Ceiling height under the ductwork decides how far the design can go.

Written for Lee's Summit, not for the metro

One page per system, one page per street.

Each of these covers what the work actually involves in Lee's Summit — the housing stock, the routes a house of that age will give you, and what we have and have not built here.

Questions from Lee's Summit homeowners

Lee's Summit is a drive from your office. How does service work?

We design for it. Systems here are built so the network, controllers and power can be checked and cycled remotely, which closes many issues the same day without a truck. When someone does need to be on site, we schedule it rather than promise a two-hour window we cannot keep from Overland Park. Our workmanship warranty runs five years, manufacturer warranties cover the products, and support continues as long as you own the system.

My Wi-Fi dies in one wing of the house. What fixes that?

Cable to that wing. Large Lee's Summit homes spread out horizontally, and no single access point covers that footprint through interior walls and floors. We map the plan, place several access points where the coverage actually needs to land, feed each one with its own run, and put smart devices on a separate lane so they stop competing with streaming. It is a layout problem, and adding another mesh box does not solve it.

Can you take over a system somebody else installed?

Yes, that is common here. We adopt Control4, Crestron and Lutron systems whose original dealer is gone, beginning with a visit to document the rack, the wiring and the programming as it actually exists. After the survey we tell you plainly what is worth keeping and what has aged out.

What makes a good theater room in a Lee's Summit walkout?

Light control and ceiling height, in that order. If the room has a glass wall to the back yard, we either automate shades and pick optics for the remaining ambient light, or we build the theater on the interior side of the basement. Then we measure clear height under the ductwork and beams, which determines whether an overhead Atmos layout fits or whether the room is better served by a large direct-view display.
