Independence · Jackson County seat

Independence · historic homes and new builds, both handled.

IntegrateIT is a smart home and AV installer serving Independence, Missouri, a solid drive northeast of the design center at 15108 Glenwood Ave, Overland Park. The age range here is wide, so we survey the construction before quoting the wiring: concealed retrofit runs and wireless lighting near the historic square, structured cabling and Control4 on east-side new builds, cameras and smart locks in one app. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.

Independence is older than most of the metro, and it shows in the housing. The Jackson County seat has nineteenth-century frame houses near the square, deep stretches of postwar brick and ranch neighborhoods, and newer subdivisions pushing east toward Blue Springs, so no two jobs here start from the same wall construction. It is a solid drive northeast of our Overland Park design center, which is why we plan Independence work in full days rather than piecemeal visits. The upside is a market where retrofit skill matters more than catalog depth.

Installing in Independence

What is different about Independence houses

Installing here is different because the age range is so wide. A house near the historic square may be balloon-framed with plaster and no consistent stud bay, while a home a few miles east is modern platform framing with an open basement ceiling. We survey the construction before we quote the wiring, because the same room takes very different labor in those two houses. Older homes often get a mix of wireless lighting control and a small number of carefully chosen in-wall pulls, which keeps the original trim and plaster intact.

Electrical service is the other thing we check early in the older neighborhoods. Many of these homes have switch legs without a neutral conductor, which rules out some smart switches entirely, and panels that were sized for a different era of appliance load. We use no-neutral capable lighting where that is the reality of the wall, and we tell you honestly when a subpanel or a dedicated circuit belongs in the scope. Doing that up front is much cheaper than discovering it on install day.

Newer construction on the east side is a completely different conversation, and a better one. When we are in before drywall, structured cabling goes everywhere it might ever be wanted, the equipment location gets real power and ventilation, and lighting runs on wire. Those homes tend to sit on larger lots than the older grid, so the network gets designed for distance, with wired access points and outdoor cameras rather than a single router doing the best it can from a closet.

Questions from Independence homeowners

Do you actually come out to Independence, or just the Kansas side?

We work both sides of the state line, and Independence is a normal part of the map. It is a longer drive from our Overland Park design center than Johnson County, so we plan full days here and schedule the site walk with that in mind. The walk itself costs nothing, and the proposal that follows carries one fixed price for equipment, labor and timeline.

Can an older house near the square be automated without damage?

Yes, with the right mix. We route new cable through the paths the house already offers, closets, chases and basement ceilings, and lean on wireless lighting control where opening plaster would cost more than it gains. Keypads and speakers get chosen so they read as part of the room rather than as equipment. Anything we do open is patched properly before we leave.

My switches have no neutral wire. Does that stop smart lighting?

It does not. It just narrows the hardware. Plenty of older Independence homes have switch legs without a neutral, and there are lighting controls designed exactly for that condition. We test the boxes during the walk rather than assuming, then specify accordingly. If a particular room genuinely needs an electrician to add a conductor, we say so in the proposal instead of finding it on install day.

We are building east of town. When do you need to be there?

Before insulation goes in. Rough-in is the one window where cable is cheap and walls are open, and it decides what the house can do for the next couple of decades. We coordinate with the builder, run structured cabling to every likely location, set the equipment space with power and airflow, then return after drywall for trim, programming and calibration.
