Palm Beach · Discreet luxury

Palm Beach · discretion is the brief.

The island is a narrow strip of Palm Beach County with the Atlantic on one side and the Intracoastal Waterway on the other, and almost every house on it is affected by both. Building stock runs from nineteen-twenties Mediterranean Revival with barrel tile and thick stucco over masonry, to midcentury oceanfront, to recent estate replacements built to current wind code. Salt air, hurricane glazing and solid concrete walls change every decision an integrator makes. We are based in Overland Park, Kansas, and work Palm Beach on scheduled Florida trips planned around the build calendar rather than around ours.

Installing in Palm Beach

What is different about Palm Beach houses

Installing on Palm Beach is different because the walls are not hollow. Masonry block with stucco outside and furred plaster inside means there is no stud bay to fish, so cable paths get decided at the ceiling, in soffits, and in chases that have to exist on the drawings before anyone frames. That is why we prefer to join the project from the millwork and reflected-ceiling stage forward. On a finished house, the honest answer is often a wireless lighting layer and concealed audio at the ceiling rather than a promise of invisible in-wall runs.

Salt is the second constant. Equipment on this island lives shorter lives when it breathes ocean air, so racks belong in conditioned interior space, never a garage or an unvented closet, and outdoor speaker and camera hardware has to be specified for a marine environment rather than a generic outdoor rating. Terminations get treated accordingly. We also plan for the season the house sits empty, which means remote monitoring, generator-aware power sequencing and a system that can be checked and restarted from off island.

Glass drives the rest of the design. Impact-rated windows are heavy, deep-set and expensive to modify, so shade pockets and motor power belong in the construction documents, not in a change order. West-facing rooms over the Intracoastal and east-facing rooms over the ocean want different fabric openness and different schedules, and we set them by orientation rather than by a single house-wide preset. Done properly the shades handle heat and glare on their own and the owner never touches a keypad to get there.

Questions from Palm Beach homeowners

You are based in Kansas. How does a Palm Beach project actually run?

Florida work is booked as concentrated trips. We plan the site walk, the rough-in and the commissioning around your build schedule, then stay on the island for the stretch of days each phase needs. Daniel designs and walks the project himself. Between trips the system is monitored remotely, and local coordination with your builder or designer continues so the trip is spent installing rather than discovering.

Can technology be added to a finished nineteen-twenties house here?

Yes, with an honest method. Masonry and plaster rule out casual fishing, so we combine wireless Lutron lighting, ceiling and soffit paths for audio, and a small number of surgical chases where a room is already being touched. We tell you before we start which runs are realistic and which are not. Nothing gets opened on a hope.

How do you keep equipment alive in oceanfront air?

By keeping it out of the air. Racks go in conditioned interior space with real ventilation, not in a garage, an exterior closet or a hot attic. Anything that must live outside gets marine-grade specification and protected terminations. We also size the rack for airflow rather than for the shelf count, because heat and salt together are what shorten equipment life on a barrier island.

The house sits empty for months. What happens then?

The system is built to be watched from away. Network and power are monitored remotely, so a dropped circuit or an offline camera raises a flag rather than waiting for your return. Shades and lighting keep running their schedules, which also helps the house look lived in. When you land, everything is current, and if something needs hands we already know what it is.
