Edgerton anchors the far southwest corner of Johnson County, a small, old railroad town that has grown quickly since the intermodal and logistics development arrived on its northern edge. The result is a split market: original small-town housing along the old grid, and new subdivisions plus acreage properties on the ground around them. Lots run larger than anything in the first-ring suburbs. It is a straight run out toward the county line from our Overland Park design center.

What is different about Edgerton houses
Installing here is different because most of the work can be done before drywall. A large share of Edgerton homes are new or recent builds, and if we are in early we can put structured cabling everywhere it will ever be wanted: every television location, every ceiling speaker, an access point per floor, cameras at the corners, and a real equipment location with power and ventilation. Pre-wire costs a fraction of what the same coverage costs after the walls close, and it never dictates which brand you buy later.
The second thing is lot size. Out here a house may sit on an acre or more, with a shop or a detached garage well away from the back door, and no amount of consumer mesh gear reaches that. We plan a cabled backbone from the house outward, put access points where the buildings actually are, and treat the driveway and gate as their own coverage problem. Rural service can also be inconsistent, so the network is designed to keep the house running locally when the connection hiccups.
Third, the older houses in the original town are a different job entirely. Frame construction, small closets and no useful chases mean retrofit routing through basements and attics, wireless lighting where a run cannot be made, and honest conversations about which rooms are worth opening. Those homes usually want a short list of things done well: lighting that works, audio in two or three rooms, cameras, and a network that covers the whole lot.

Do you come this far southwest in Johnson County?
- Yes. Edgerton is inside our normal Kansas City service area, and it is a direct drive from our Overland Park design center. Site walks are no-cost and scheduled like any other, and service after the install does not depend on us being in the neighborhood that day. If a project sits well outside the metro we say so honestly rather than stretching.
We are building. When should we bring you in?
- As early as the plans exist, and no later than framing. Once we see the drawings we can mark television and speaker locations, keypad positions, network drops and the equipment room while those things are still lines on paper. Waiting until after drywall means everything gets more invasive and more limited. We work as the single low-voltage trade for builders, which keeps the schedule clean.
Our lot is an acre with a shop out back. Can one system cover it?
- It can, with cable rather than wishful thinking. We run outdoor-rated cable to the outbuilding and put an access point in it, so the shop is on the same network as the house instead of on a repeater. Cameras on the drive and gate ride the same backbone. That approach holds up whether the property is an acre or several.
