De Soto · ground-up builds along the Kansas River.
De Soto sits in the Kansas River valley on the western edge of Johnson County, and it is changing quickly. The old town core holds modest mid-century houses on small lots, while major development nearby has brought a wave of new subdivisions and acreage builds to the surrounding ground. Those two housing types need opposite approaches, one careful retrofit and one clean pre-wire. From our Overland Park design center it is roughly half an hour west, which keeps De Soto inside our regular weekly territory.

What is different about De Soto houses
Installing in De Soto is different because you are either very early or very late in a house's life. On a new build we can put speaker runs, conduit and an equipment room in during framing, and the result looks like it came with the house. In the older core, we are working around fifties and sixties framing with shallow walls, small closets and panels that were never sized for anything modern, so the plan leans on wireless lighting and short, deliberate cable paths.
The acreage builds around the edges create a property-scale problem rather than a house-scale one. Larger lots mean a long drive, an outbuilding or two, and yard that a router in the kitchen will never reach. We plan a hardwired path outward, put outdoor-rated access points where people actually stand, and consider fiber on the longest runs so weather on one building does not travel back to the rack. Coverage is a distance problem and distance wants cable.
Electrical service is worth a look on both sides of town. Older houses in the core often have limited panel capacity and few neutrals in the switch boxes, which steers a lighting design toward no-neutral wireless dimmers rather than a full rewire. Newer builds on the outskirts sit at the end of a growing grid where sags and spikes are common. Either way, protection and grounding get specified deliberately instead of assumed.

Questions from De Soto homeowners
Can you automate an older house in the De Soto core?
- Yes, and the design will look different from a new build. Mid-century houses often lack neutral wires in the switch boxes and have little room in the panel, so we use wireless Lutron dimmers and keypads that do not need new switch legs. Cable runs go through the basement and attic where they exist. The result is full lighting control without a rewire or a month of drywall work.
How early should I involve you on new construction here?
- Before framing is ideal, and before insulation is the hard deadline. That is when speaker runs, conduit to the attic, a reserved equipment closet and power for the rack cost almost nothing to place. After drywall the same capability means opening walls and settling for surface-mounted parts. We are glad to review a builder's low-voltage package at no cost and tell you what it actually includes.
We are on an acreage lot. Will one router cover it?
- No, and no amount of mesh nodes will either. Distance and buildings are the issue, so we run cable, or fiber on the longest paths, out to where the coverage needs to be and land real access points there. Outdoor-rated units cover the yard and the drive. Everything sits on one network with a single name, so devices roam without dropping as you move across the property.
Is De Soto inside your service area?
- Yes. It is about thirty minutes west of our showroom and design center on Glenwood Avenue in south Overland Park, and we work the west side of Johnson County regularly. Site walks are no cost and Daniel walks each project himself. We also take over Control4, Lutron and Crestron systems whose original installer is no longer supporting them.
