Olathe · Johnson County scale
Olathe · fast-growing Johnson County, wired right.
IntegrateIT is a home automation, AV and low-voltage integrator serving Olathe, Kansas, about twenty minutes west of the design center at 15108 Glenwood Ave, Overland Park. With this much new construction the valuable conversation happens before drywall: builder pre-wire and structured cabling at framing, a dedicated basement theater with acoustic treatment, and whole-home control tying lighting, audio and climate together. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.
Olathe is one of the largest cities in Johnson County by land area, and that shows up in the work as sheer variety. There are eighties and nineties subdivisions on the east side near the older core, golf-community custom homes at Cedar Creek, and new construction still opening up on the west and south edges. Almost all of it is stick-framed with a full basement, and a good share of it is walkout. The design center is a twenty-minute drive east, which makes Olathe a routine service city for us rather than a trip.
Installing in Olathe
What is different about Olathe houses
Installing in Olathe is different because you are often catching a house at the framing stage. The volume of new construction here means the most valuable conversation happens before drywall, when a builder can still give us chase space, a real equipment location and conduit to the attic. Pre-wire costs a fraction of what the same capability costs after the fact, and it is the difference between speakers finished into the ceiling and speakers mounted on it. We coordinate to the builder's schedule, not ours.
Walkout basements change the theater conversation. A daylight lower level has a glass wall on one side, which is lovely to live in and hostile to a projector. In those rooms we either commit to controlling the light with automated shades and a screen rated for ambient conditions, or we move the dedicated theater to the interior side of the basement and let the walkout stay a bright family space with a direct-view display. That decision gets made on the walk, before anyone buys a projector.
Lot size drives the network design here more than square footage does. Many Olathe homes sit on a half acre or better with a detached shop, a pool or a deep back yard, and the owner wants coverage out to all of it. That means outdoor-rated access points on real cable, a conduit path from the house, and a router that can hold sessions as devices move between indoors and out. Patching more mesh nodes onto a builder-grade router does not solve a distance problem.

Questions from Olathe homeowners
When should I bring you in on an Olathe new build?
- As early as the plans allow, and no later than the week before insulation. Before framing we can ask for chase space, an equipment closet, conduit to the attic and power where the rack will live. After drywall the same capability costs more and looks worse. If your builder already has a low-voltage package, we are happy to review it and tell you what it does and does not cover before you sign.
Can I put a theater in a walkout basement?
- Yes, with a decision about light. A walkout has a glass wall, so either we control it with automated shades and choose a screen and projector suited to the remaining ambient light, or we build the dedicated room on the interior side and keep the bright side as a family space. Both work. What does not work is putting a projector opposite uncovered daylight glass and hoping for a dark picture.
How do I get Wi-Fi to the shop at the back of the lot?
- With cable, not with more wireless boxes. We run a buried or conduit path to the outbuilding and put a real access point there, or place an outdoor-rated unit under an eave aimed at the area you actually use. Then the whole property runs on one network with one name, so phones and tablets hand off cleanly walking out the back door. Repeaters chained off a router cannot cover that distance reliably.
Is Olathe inside your normal service area?
- Comfortably. The showroom and design center are on Glenwood Avenue in south Overland Park, roughly twenty minutes away, and Olathe is one of the cities we are in most weeks. Site walks are no cost, and service on systems we installed is scheduled during normal business hours. We also take over Control4, Crestron and Lutron systems here whose original installer is no longer around.
