Excelsior Springs · Historic spa town
Excelsior Springs · vintage homes and new builds alike.
IntegrateIT is a smart home and AV installer serving Excelsior Springs, Missouri, northeast of Kansas City and far enough from the design center at 15108 Glenwood Ave, Overland Park that we plan the work in phases. The historic houses came before the low-voltage trade, so we work from basement and attic inward: concealed retrofit wiring and lighting control, new-build pre-wire on the newer edges, and architectural speakers finished flush. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.
Mineral water built this town. Excelsior Springs grew as a spa destination northeast of Kansas City, and the architecture still shows it, from the Hall of Waters downtown to the Elms and the surrounding streets of early-twentieth-century houses with deep porches, plaster walls and stone foundations. Newer subdivisions have filled in around that historic core, which gives the town two very different kinds of project side by side. It is a long enough drive from our Overland Park design center that we plan the work in phases, and close enough that we treat it as part of the metro rather than as an outpost.
Installing in Excelsior Springs
What is different about Excelsior Springs houses
Installing in Excelsior Springs is different because the historic houses were built before anyone imagined a low-voltage trade. Plaster over lath, balloon framing in the oldest of them, and fire blocking in unexpected places make a casual wall fish a bad bet. We work from the basement and the attic inward, use closet stacks and the occasional existing chase, and put wireless lighting in the rooms where a switch leg cannot be reached. Vintage homes reward patience, and they punish an installer who starts cutting before walking the whole house.
The newer subdivisions are the opposite problem: everything is easy while the walls are open and expensive once they are not. If a house is at framing, that is the moment for structured cabling to every likely display, keypad, speaker and access-point location, plus conduit to the places you might want later. Pre-wire is the cheapest part of any system and the part that decides what is possible in year eight. We spec it with the builder rather than after the drywall is hung.
Older houses in this area often have deep, tall basements that make genuinely good media rooms, but they need honest assessment first. Moisture and stone foundations decide whether equipment can live down there, and ceiling height decides between projection and a large display. Above ground, wide original woodwork and plaster mean architectural speakers and finish-matched keypads do more for the room than any amount of visible hardware. The aim is a house that feels its age and behaves like a new one.

Questions from Excelsior Springs homeowners
Can a house from the early nineteen-hundreds take modern lighting control?
- Yes. The obstacle is usually the absence of a neutral conductor at the switch box, which Lutron RA3 and Caseta are designed around, so most rooms convert without opening a wall. Where a remodel already has plaster off, we run wired HomeWorks zones and get the deeper capability. Finishes are chosen to sit correctly next to original hardware rather than fighting it.
We are building new here. When should you get involved?
- At framing, or earlier if the plans are still moving. Pre-wire is the cheapest work in the whole project and it determines what the house can do for the next decade. We coordinate with your builder as the single low-voltage trade, cable every likely location, add conduit for what comes later, and hand you documentation so a future addition does not become a demolition.
Is a basement theater realistic in one of the older homes?
- Often yes, with two checks. Moisture governs whether equipment can live down there, and ceiling height governs whether the room takes projection or a large display. Stone foundation walls tend to isolate sound well, which is a real advantage. We measure and test on the walk rather than assuming, then design the acoustic treatment to the room we actually found.
How far is your service radius from Excelsior Springs?
- We serve the whole Kansas City metro on both sides of the state line and the communities around it, and Excelsior Springs is inside that. The drive from Overland Park is real, so visits are planned to finish a phase rather than to chase one item. Support after the install runs remotely first, with a truck when the work needs hands.
