Kearney · Clay County northland

Kearney · growing northland, wired from the start.

IntegrateIT is a home automation and low-voltage integrator serving Kearney, Missouri, a north-side drive from the design center at 15108 Glenwood Ave, Overland Park, planned so a visit completes a phase. So many houses here are still being built, and at framing we can cable every display, speaker, keypad and camera location, drop conduit for later, and land a rack where there is power and airflow. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.

Clay County's growth has pushed north along the interstate, and Kearney sits at the front of it, a town best known as Jesse James's birthplace now filling in with new subdivisions on ground that was recently pasture. The result is a housing mix of fresh stud-framed construction, older homes in the original town grid, and acreage parcels at the edges where the subdivisions stop. Lots tend to be generous and lower levels are usually included and often unfinished. From our Overland Park design center it is a north-side drive, planned so a visit completes a phase of the work.

Installing in Kearney

What is different about Kearney houses

Installing in Kearney is different because so many of its houses are still being built. That is an advantage if the timing is right: at framing we can cable every display, speaker, keypad and camera location, drop conduit for what comes later, and land a rack in a spot that has power and airflow. It is a disadvantage if we arrive after drywall, when the same scope costs several times as much. The single most valuable thing an owner here can do is call before insulation.

Newer subdivision houses are also bigger and taller than the equipment they ship with. Two stories over a full lower level, with a spray-foamed attic and a couple of concrete-heavy areas, is more than a builder-grade router handles, and the dead spot is almost always the far bedroom or the basement corner. We cable an access point per zone on a Ubiquiti network, split the smart devices onto their own lane, and put the switch where the service enters instead of wherever the closet happened to be.

Unfinished lower levels are the quiet opportunity in this market. A framed basement is the least expensive theater, golf simulator or family media room a household will ever build, because the wiring, the power and the ceiling-height questions can all be settled while the walls are open. Even when the room is years off, cabling it during construction costs very little. On acreage lots at the town edges, the same logic applies outdoors: run to the shop and the gate now, not after the landscaping.

Questions from Kearney homeowners

Our builder is framing next month. Is that too early to call?

It is exactly the right time. Pre-wire during framing is the cheapest and most consequential part of the project, and it decides what the house can do for the next decade. We act as the single low-voltage trade, coordinate with your builder and electrician, cable every likely location and add conduit for later. After drywall the same work costs far more.

Why does the Wi-Fi drop in the basement of a brand-new house?

Because a large new house is a hard radio environment, not because the router is broken. Two floors plus a lower level, foam insulation and concrete all attenuate the signal, and one device in one closet cannot cover it. The fix is cabled access points placed by zone, a separate lane for smart devices, and a switch at the service entry rather than an extender chain.

Should we finish the basement theater now or later?

You can finish it later, but wire it now. While the framing is open, cabling the room, planning the ceiling height and locating power cost very little. Doing it after the drywall means opening walls again. Owners who pre-wired a lower level routinely build the theater or golf simulator years later at a fraction of what a retrofit would have cost.

Do you serve the acreage properties outside town?

Yes. Those projects are about reach rather than room count, so the network gets cabled out to shops and gates, cameras cover the drive and approaches, and recording stays on site. Where a trench is not possible we use a point-to-point wireless link. Everything joins the same interface that runs the lighting and audio in the house.
