Leawood runs the length of the Johnson County line from Ninety-Fifth Street down past One Hundred Fifty-First, and the housing changes completely along the way. The north end is postwar ranches and split-levels on modest lots under old trees; the south end is estate construction from the nineties onward, golf-course frontage, five-thousand-square-foot footprints and finished lower levels. Our design center is on Glenwood Avenue in Overland Park, a few minutes west of the southern Leawood neighborhoods, which is why this is the market we are in most weeks. The same city can hand us a plaster retrofit in the morning and a framed new build in the afternoon.
Installing in Leawood
What is different about Leawood houses
Installing in Leawood is different because the two halves of the city need opposite methods. North of about One Hundred Third Street the homes predate structured wiring entirely, so cable comes up through basement joist bays and down interior partitions, and lighting usually goes wireless because there is no neutral at the switch box. South of One Hundred Thirty-Fifth the homes are newer and often still open, so we can pull real category cable to every keypad and speaker location and land a proper rack in the mechanical room. Quoting one method for both halves is how projects go wrong here.
Estate-scale Leawood houses defeat consumer Wi-Fi for a simple reason: they are long. A footprint that stretches over a hundred feet end to end, with a finished lower level under it and a spray-foamed attic over it, is three floors of attenuation no single router covers. We cable a Ubiquiti access point per zone rather than repeating a signal, put cameras and thermostats on their own device lane, and land the switch where the service enters. Owners who have already tried mesh pucks usually call because roaming, not bandwidth, is what failed them.
Outdoor work carries real weight in the southern neighborhoods, where lots back to fairways, creeks and mature landscaping and the patio is a second living room. Coastal Source landscape audio buries in the beds and survives Kansas freeze-thaw, which matters more here than peak output. Outdoor displays need shade-rated or full-sun-rated panels depending on the exposure, and the run back to the rack has to be planned before the hardscape goes in. Once the pavers are set, adding a speaker line becomes a demolition conversation instead of a trenching one.

Questions from Leawood homeowners
How quickly can you get to a Leawood house for a site walk?
- Leawood is our closest market. The design center sits on Glenwood Avenue in Overland Park, minutes from the southern Leawood neighborhoods and a short drive from the north end. Site walks here are usually scheduled the same week you call, and Daniel walks the house himself. The walk is at no cost and ends with a written proposal carrying one fixed price for equipment, labor and timeline.
Can a nineteen-fifties Leawood ranch take a full lighting system?
- Yes. Older Leawood homes rarely have a neutral conductor at the switch, so we lead with Lutron RA3 and Caseta, which do not require one, and add wired HomeWorks zones only where a remodel already has walls open. Basement joist bays give us clean paths for audio and network cable. The goal is a complete system with no patched drywall in the hallway ceiling.
Our estate lot has dead spots in the far bedrooms. What fixes that?
- Almost always cabling, not a bigger router. We map the footprint, place a wired access point per coverage zone, and put the smart devices on a separate lane so cameras and thermostats stop competing with laptops. On long southern Leawood floor plans that usually means several access points on hardline, one switch, and remote monitoring so we see a failing radio before you do.
Do you handle outdoor audio and television on a golf-course lot?
- Regularly. We plan the speaker and display runs before hardscape and irrigation go in, since trenching after the patio is finished is the expensive path. Landscape speakers from Coastal Source are built for Midwest weather, and outdoor displays are specified by exposure, shade or direct sun, rather than by size alone. Everything joins the same Control4 or Crestron interface you use inside.
