What a home networking project in Leawood involves

Estate-scale Leawood houses defeat consumer Wi-Fi for a simple reason: they are long. A footprint that stretches well over a hundred feet end to end, with a finished lower level under it and a spray-foamed attic over it, is three floors of attenuation that no single router covers. Owners who have already tried mesh kits usually call because roaming failed, not because bandwidth did — the call drops crossing the house, the tablet clings to the wrong radio, the camera at the far end goes offline in the afternoon. That is a design problem, and adding another node rarely solves it.

So we cable an access point per coverage zone rather than repeating a signal. Placement comes from a survey of the actual house — where the service enters, what the walls and the attic insulation are made of, where the family genuinely uses devices — not from a floor plan or a box specification. One network, one name, access points on hardline, and a switch that lives where the service enters with enough capacity to feed them. Devices then hand off as people move instead of clinging to whatever they associated with at the front door.

The second half is separation. Cameras, thermostats, doorbells, shade motors, televisions and controllers do not need to share a lane with laptops, and in a large house there are a lot of them. Putting the smart-home devices on their own network segment stops a chatty camera or a firmware download from degrading a video call, and it limits what a device with a weak password can reach. It costs nothing extra to design in at the start and is tedious to retrofit later.

North Leawood flips the constraint. The footprints there are moderate, but the houses predate structured wiring entirely, so the work is routing rather than distance: basement joist bays for the horizontal, interior partitions and stair chases for the vertical, and an honest conversation about the one run that would cost more trim work than it is worth. The design goal is the same either way — coverage that was measured rather than hoped for.

  • Structured cabling. Category cable from a central panel to every access point, television location and equipment position. The part of the system that outlives every device connected to it.
  • Ubiquiti access points. Wired, placed per coverage zone, managed as one network with one name so devices roam cleanly across a long footprint.
  • Remote monitoring. On systems we support we watch the network, so a failing radio or a saturated uplink is usually something we see before you do.

The outside of the house counts

On the southern Leawood lots — backing to fairways, creeks and mature landscaping — the patio is a second living room, and the network has to reach it. That means outdoor-rated access points on real cable, placed under an eave aimed at where people actually sit, rather than a bonus radio pointed out a window. Cameras aimed at the drive rather than the street, a pool pad, sometimes a structure behind the garage. All of it wants a wire, and the wire wants to be planned before the hardscape.

That timing is the practical point. Once the pavers are set and the irrigation is in, adding a cable becomes a demolition conversation rather than a trenching one. If a landscape project is anywhere in the plan, the network conduit belongs in it, and the same is true of outdoor audio and any outdoor display. We would rather be consulted early and pull one extra conduit that goes unused than be called after the patio is finished.

Distance outdoors also punishes wireless repeating harder than distance indoors does, because there is nothing to reflect off and a great deal of open air to cross. A single outdoor access point on hardline at the right height covers a yard that four indoor nodes cannot. The whole property then runs as one network with one name, so a phone hands off cleanly walking out the back door instead of dropping the call at the threshold.

What we will not promise

A home network cannot make a slow internet service fast. If the line into the house is the constraint, better access points and a bigger switch will make the house behave predictably but will not add bandwidth, and we would rather say that on the walk than sell hardware against it. What a properly built network does fix is what people actually experience as slowness: a device that will not hold a connection, a call that dies crossing the house, a camera stream that stutters when someone streams a film.

Nor can a wireless design substitute for a house that needs cable. Leawood has homes — mostly in the north end — where the honest answer is that a far room needs a wire and there is no clean route without opening a ceiling. Sometimes the right call is to open it. Sometimes it is to accept adequate coverage in that room and spend the money where the family actually is. That is a conversation, not a specification sheet, and it happens on the walk.

What we do commit to is documentation. The panel is labelled, the runs are recorded and the configuration is written down, so whoever touches it next — us in five years, or someone else — is not reverse-engineering the house. The workmanship warranty is five years, and Leawood is our closest market, so a network problem here is usually a same-week visit and often a remote fix before anyone drives out.

Our estate lot has dead spots in the far bedrooms. What actually fixes that?

Cabling, almost always, rather than a bigger router. We already have a mesh system. Why did it not work?

Yes, and with cable rather than more wireless boxes. That means outdoor-rated access points under an eave aimed at where people sit, or a conduit run to the outbuilding with a real access point in it. Planning it before hardscape and irrigation go in is far cheaper than trenching through a finished patio later — if a landscape project is anywhere in your plans, the network conduit belongs in it.

Why should cameras and smart devices be on their own network?

Performance and security. A chatty camera or a firmware download should not be able to degrade a video call, and separating the lanes makes sure it cannot. Smart devices are also the weakest passwords in most houses, so keeping them off the segment where laptops and file storage live limits what a compromised one can reach. It is free to design in at the start and tedious to retrofit afterwards.

Can you get a wire to an upstairs room in a north Leawood house?

Usually, though rarely by the obvious route. Those homes predate structured wiring, so cable comes up through basement joist bays and down interior partitions, and closets and stair chases handle the vertical. We trace the route during the walk and say plainly when a run would cost more trim work than it is worth.
