Plantation · Broward County

Plantation · concierge South Florida integration, on our schedule.

West of Fort Lauderdale, Plantation is central Broward County built out mostly between the nineteen-sixties and the eighties, which gives it a very consistent housing type: one-story concrete block on a slab, low-pitched roof, big shade trees and generous lots by South Florida standards. Nothing here has a basement and very little has usable interior chase, so the attic does the work. Newer construction and heavy renovations sit alongside the original ranch homes. We take Plantation on the same scheduled South Florida trips we run out of the Overland Park design center.

Installing in Plantation

What is different about Plantation houses

Installing in Plantation is different because the attic is the only highway. In a slab-on-grade block house there is no crawlspace and no basement, so nearly every cable run goes up into the attic, across the trusses and down an interior partition. That is workable, but it is hot, tight work and it makes truss layout and the location of the air handler matter more than the floor plan does. We survey the attic on the walk, because that is where the design is actually decided.

Rack placement takes real thought in these houses. There is no cool mechanical room, and a garage in Broward County is not a place electronics should live year round. We usually build the equipment into a conditioned closet or a laundry area with active ventilation, keep the run lengths short from there, and size the rack to the space rather than the other way around. Getting that right is the difference between a system that lasts and one that fails in its third summer.

The outdoor side is where Plantation projects get interesting. Lots here are large enough for a real pool and patio zone, and the tree cover that makes the neighborhoods pleasant also blocks wireless and complicates camera sightlines. We plan patio audio for humidity and direct sun, add cameras on hardwired runs rather than battery units that die in the heat, and put surge protection and a grounding plan on everything, because storm season is what actually kills equipment down here.

The kind of work we do in Plantation

  • 01

Whole-home control in a block ranch, with cable routed through the attic and dropped into interior partitions

  • 02

A conditioned equipment closet built to keep a rack out of the garage heat

  • 03

Humidity-rated patio and pool-area audio with hardwired camera coverage

Questions from Plantation homeowners

Do you actually travel to Plantation for a project?

Yes, on scheduled South Florida trips rather than on a same-day service basis. We plan the site walk, rough-in and finish work into concentrated blocks that match your renovation or build calendar, and we bring our own crew. Remote monitoring covers most of what comes up between visits. If the scope is too small to serve well on that schedule, we will tell you honestly rather than take a deposit.

Where can equipment live in a house with no basement?

In a conditioned interior space, never the garage. We usually convert a closet or a corner of the laundry room into the rack location, add ventilation, and put the system on clean, protected power. From there, runs stay short and serviceable. If nothing suitable exists, we design a smaller distributed system with gear tucked behind displays and in the attic-adjacent ceiling, which trades some capacity for a location that will not cook.

Can you add lighting control to a nineteen-seventies block house?

Yes, and it is mostly a wireless design. Solid block walls make new switch legs impractical, so Lutron wireless dimmers and keypads carry the house, including no-neutral options in older boxes. We hardwire only where the attic gives us a clean drop. The result looks identical to a wired system on the wall and behaves the same in the app; the difference is that we did not have to open masonry to get there.

What holds up outside in Broward County heat and storms?

Outdoor speakers and displays specified for humidity and for the actual sun exposure on your patio, mounted with sealed connections rather than field-twisted splices. Cameras get hardwired and rated for constant moisture. Everything outdoors sits behind surge protection with a proper ground, because lightning season does more damage here than heat does. Anything not built for the climate becomes a service call within a couple of seasons.
