Davie · Acreage and estates
Davie · estate-scale integration on acreage that stays quiet.
Davie kept its acreage while the rest of Broward County filled in, which is why the town still reads as horse country with Fort Lauderdale twenty minutes away. Lots run large, with barns, paddocks, guest houses and long driveways, and the homes are typically sprawling one-story concrete block on slab with no basement and no attic to speak of on the newer flat-roofed sections. Distances are the defining feature. We take Davie work on scheduled South Florida trips planned from the Overland Park design center.
Installing in Davie
What is different about Davie houses
Installing in Davie is different because the property has multiple buildings and they all want to be on one system. A barn, a guest house, a workshop and a pool cabana are each their own structure with their own walls and their own distance from the rack. Copper networking runs out of length quickly across a multi-acre lot, so fiber in conduit becomes the backbone, which also keeps a storm hitting one building from traveling back into the house on copper.
Block construction with no basement means the equipment location is a design decision, not a default. There is nowhere cool and central to hide a rack, and a Broward garage is not a place electronics should live year round. We build into a conditioned interior closet or laundry space with real ventilation, keep run lengths short from there, and size the rack to the room. Where the roof allows, cable travels overhead and drops into interior partitions.
Outdoor coverage is most of the work on these properties. Cameras belong at the gate, the barn and the equipment areas rather than on every wall, and they should record on site so footage exists when the connection does not. Pool and patio audio gets covered with several weather-rated speakers rather than a loud pair, so it reaches the deck without carrying to the next lot. Everything outside gets surge protection, because storm season does more damage here than heat.

Questions from Davie homeowners
Can the barn and guest house run on the same system as the house?
- Yes, and that is usually the point. We put a hardwired path, generally fiber for the longer legs, out to each building and land a switch and access point there. Lighting, cameras and audio in the outbuildings then appear in the same app as the main house. Fiber also isolates the buildings electrically, which matters on a property where lightning is a routine part of the summer.
Where does the equipment go with no basement or usable attic?
- In a conditioned interior space, never the garage. We convert a closet or a corner of the laundry into the rack location, add ventilation, and put the system on clean, protected power. That keeps run lengths short and makes service possible. If nothing suitable exists, we distribute the system into smaller pieces placed near what they serve rather than cooking one large rack in the heat.
How do you cover a multi-acre lot with cameras?
- By covering the points that matter instead of every wall. The gate or driveway entrance, the barn and workshop doors, and the areas where equipment and trailers sit are what people actually need to see. Cameras record on site so footage survives an internet outage, and lens and infrared choices are picked for how dark the property actually gets, which is darker than a suburban street.
How do Florida trips work if you are based in Kansas?
- We plan the site walk, the rough-in and the finish into concentrated blocks that match your renovation or build calendar, and we bring our own crew rather than hiring locally. Everything is specified before we travel. Remote monitoring covers most of what arises between visits. If a scope is too small to serve well at that distance, we will tell you honestly rather than stretch to take it.
