Hallbrook · Gated Leawood estates

Hallbrook · estate-scale systems behind the gate.

IntegrateIT is a home automation and AV integrator serving Hallbrook in Leawood, Kansas, about fifteen minutes from the design center at 15108 Glenwood Ave, Overland Park, which makes this some of our closest work. Many of these custom homes are now old enough that their original control systems have aged out, so takeovers and migrations are the everyday job here, alongside whole-home lighting, theater and a cabled network. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.

Behind the gate at Hallbrook, in Leawood near 119th and State Line, sit custom homes laid out around a private championship golf course on ground that was once the Hall family estate. Most were built from the nineteen-nineties forward at genuine scale, with stone and stucco exteriors, deep millwork, high ceilings and finished lower levels. Many are now old enough that their original control systems have aged out. The Overland Park design center is about fifteen minutes away, which makes this some of our closest work.

Installing in Hallbrook

What is different about Hallbrook houses

Installing in Hallbrook is different because the houses were drawn by architects who cared about every sightline, and the integration has to earn its place on the wall. Keypads get specified to the millwork and the finish schedule, speakers get finished into the ceiling rather than mounted on it, and displays are planned with the cabinetmaker instead of hung afterward. When a homeowner has lived with visible plastic for twenty years, the most valuable thing we do is make the new system disappear.

Solid construction is a blessing and a constraint. Stone and stucco exteriors mean outdoor cameras, access points and patio speakers need planned penetrations, sealed once and done correctly. Interior walls are often thicker than a production build and the ceilings are high, which is excellent for sound and awkward for fishing cable. We plan those paths on the walk, using the mechanical chases and the finished lower level, so we open as little as possible in a finished house.

The most common project here is a replacement rather than a first install. Systems put in when these homes were built are past the point where drivers, matrix switching and network gear can be kept current, and their original dealers are frequently gone. We start by documenting what is actually in the rack, keep the infrastructure worth keeping, particularly good in-wall cable, and replace the brains. That approach costs far less than treating the house as if nothing were there.

Questions from Hallbrook homeowners

Our system was installed when the house was built. Is it worth replacing?

Usually the brains are, and the wiring is not. In-wall cable, speaker runs and conduit put in during the original build are often still excellent and worth keeping. What ages out is the controller, the video switching and the network gear. We document what is in the rack first, then tell you plainly what carries forward and what does not, so you are not paying to rebuild what already works.

Will you have to open walls in a finished house?

As little as possible, and never without showing you where first. Estate homes here have mechanical chases, attic access and finished lower levels that give us routes most production houses do not. Wireless Lutron lighting removes the need for new switch legs entirely. Where an opening is truly necessary, it is planned, cut small, and restored to the finish it came from by someone who does that work.

Can you work inside a gated community's rules?

Yes, and we plan for it. Crews arrive as scheduled, exterior hardware is kept modest and consistent with the architecture, and anything visible from outside is chosen with the review in mind. We use our own crew rather than subcontractors, which matters when access is controlled and neighbors are close. Daniel walks the project himself before anyone else is on site.

How close are you to Hallbrook?

About fifteen minutes. Our showroom and design center are on Glenwood Avenue in south Overland Park, so Leawood is effectively home territory. Site walks are no cost, service is scheduled during business hours, and much of what comes up gets resolved remotely before a truck is needed. Systems we install are supported for as long as you own the house.
