Lake Quivira · Lakefront estates

Lake Quivira · lakefront systems that survive seasons.

IntegrateIT is a smart home and AV installer serving Lake Quivira, Kansas, a straightforward drive northwest of the design center at 15108 Glenwood Ave, Overland Park. On a lakefront lot the house is only half the job, so we run outdoor-rated cable in conduit from the road to the dock: weather-rated audio, motorized shading on the lake-facing glass, and a cabled network reaching the outbuildings. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.

Everything in Lake Quivira orients to the water. The city is a private, gated lake community straddling the Johnson and Wyandotte county line, built around a spring-fed lake with a golf course wrapped around it, and homes here range from mid-century originals to substantial rebuilds on the same waterfront lots. Sloping ground, boat docks and window walls facing the lake shape the scope here. It is a straightforward drive northwest from our Overland Park design center.

Installing in Lake Quivira

What is different about Lake Quivira houses

Installing here is different because the house is only half the job. A Lake Quivira property runs from the road down to a dock, and the owner expects music, cameras and a usable network at both ends. That means outdoor-rated cable in conduit, weather-rated speakers chosen for freeze and thaw rather than for a showroom, and access points placed where the tree line and the grade will not swallow them. We plan the outdoor runs first, because they are the ones you cannot add later without digging.

Lake-facing glass is the second constant. Great rooms here are built to look at the water, which means enormous west and south exposures, heat gain in July, and glare on every display in the house. Motorized shades solve more of that than any television setting, and they need to be planned with the window treatment before the fabric is ordered. We also mount displays where afternoon light will not sit on them, or specify a screen bright enough to win the argument.

Third, seasonality. Plenty of these homes are quiet for stretches of the winter, and the systems have to behave while nobody is watching. We set up remote monitoring so a dropped internet connection, a failed camera or a low temperature alert reaches somebody, keep the equipment rack somewhere ventilated and dry, and program a simple away mode rather than a dozen scenes nobody remembers. The goal is that the house is ready when the family comes back, not that it needs a service call first.

Questions from Lake Quivira homeowners

Can you get Wi-Fi all the way down to the dock?

Yes, but not with a wireless extender. The reliable answer is buried outdoor-rated cable to an access point mounted near the water, aimed back up the slope, with the tree canopy taken into account. We survey the lot before quoting it, because grade and trees decide how many points are needed. Once it is cabled, coverage at the dock is as steady as coverage in the kitchen.

What outdoor speakers actually survive a Kansas winter by the water?

We install Coastal Source outdoor and landscape audio, which is built for burial, moisture and freeze cycles rather than for a covered patio. The connections are the part that usually fails on lesser gear, so the fittings matter as much as the drivers. Everything outdoors gets its own zone in the system, so the dock and the deck can play separately or together.

Our house sits empty for parts of the winter. Can the system watch it for us?

That is standard here. Cameras and the network are remotely monitored, so we know when a site drops offline instead of hearing about it in spring. Professional alarm monitoring adds verified dispatch from a central monitoring station, with the system reporting through the Alarm.com platform, and a simple away mode can hold lighting, shades and climate in a known state. When you come back, the house is already awake.

The glare off the lake makes the television unwatchable in the afternoon. What fixes that?

Shades, first. Motorized Lutron shading on the west and south glass takes the sun off the screen without closing the room off from the view, and it can run on a schedule tied to the time of year. After that we look at where the display sits and whether it is bright enough for the room. Moving a television a few feet often does more than replacing it.
