Briarcliff · Northland bluffs
Briarcliff · the view is the point. Keep it that way.
IntegrateIT is a smart home and AV installer serving Briarcliff in Kansas City, Missouri, a short drive north of the river from the design center at 15108 Glenwood Ave, Overland Park. The brief here usually starts with keeping the view uninterrupted, so displays, speakers and keypads are placed against window walls and split levels rather than through them, with the network cabled by level on steep, irregular lots. Control4 Platinum Dealer, Crestron Elite Partner, Lutron Certified Dealer, CEDIA member, HTA Certified. Five-year workmanship warranty. (913) 804-7575.
Briarcliff sits on the wooded bluffs just north of downtown Kansas City, and the houses there were built to look at something: the skyline, the river valley, the tree line falling away below. Custom homes on steep, irregular lots make for split levels, multiple stair runs and window walls where an interior wall might otherwise be, which changes both the wiring and the room design. It is a short drive north of the river from our Overland Park design center, so this is close-in work for us. The design brief usually starts with keeping the view uninterrupted.
Installing in Briarcliff
What is different about Briarcliff houses
Installing here is different because the view has the right of way. When an entire wall is glass, there is no obvious place for a display and nowhere to hide a speaker, so we work with what the architecture allows: speakers finished flush into ceilings or behind drywall, displays sized to the room rather than to the window, and equipment moved somewhere it will never be seen. Shades on the bluff-facing glass handle glare and afternoon heat without taking the view away.
The topography complicates the cable more than the square footage does. Bluff-lot houses step down the hillside across several levels, with short stair runs, cantilevered rooms and mechanical space in unexpected places, so there is rarely one straight path from the rack to the far end of the house. We map the routes during the walk and place the equipment where the runs are shortest. Getting that decision right early is what keeps the labor sane on a house like this.
Coverage also behaves oddly on a hillside. Multiple levels, poured walls and a footprint that follows the slope mean wireless signal drops off in places a floor plan would never predict, and a lower-level router will not carry the top floor. We survey rather than estimate, wire each access point, and extend coverage to the decks and terraces that hang out over the bluff, since those are rooms here in every sense except the walls.

Questions from Briarcliff homeowners
Where does a TV go when the whole wall is a window?
- Somewhere that does not compete with the view, and at a size the seating distance actually supports. Options include a display on an adjacent wall, a lift or mount that stows it, or a projector and screen that disappear when the room is being used for anything else. We work that out standing in the room, because photographs of similar houses do not settle it.
Can speakers be invisible in a room like this?
- Yes. Architectural speakers finish flush into the ceiling, and some models are designed to be plastered over entirely so nothing shows at all. Placement is what makes them sound right, so we plan positions against the seating and the room's proportions rather than symmetry on a ceiling plan. The result is sound that fills the room with nothing to look at.
Our Wi-Fi is fine on one level and useless on another. Why?
- Houses that step down a hillside break wireless coverage in ways a floor plan will not show, especially with poured walls and long stair runs between levels. A single router cannot serve all of it. We survey the house, put an access point on cable at each level where coverage drops, and extend it out to the decks, which are used like rooms here.
How far are you from the Northland?
- A short drive across the river from our Overland Park design center, and Northland projects are regular work for us. The site walk costs nothing and is where the cable routes, equipment location and room layout actually get decided. After it, you get a written proposal with one fixed price covering equipment, labor and timeline.
