Wilshire Farms was master-planned in south Overland Park's 66221, inside the Blue Valley district, and it reads like it: consistent streetscape, a community pool and shared green space, an active homeowners association, and houses built largely in one stretch rather than over decades. Those are family homes first, two stories over finished or finishable lower levels, with builder low voltage already in the walls. Our showroom and design center on Glenwood Avenue is about ten minutes away, which makes this neighborhood as close as our work gets.
Installing in Wilshire Farms
What is different about Wilshire Farms houses
Installing in Wilshire Farms is different because the houses already have wire in them, just not enough of it. Builder packages here typically left a structured panel in the basement with a handful of data and coax drops, which is a foundation rather than a system. We test what is there, keep the runs that are usable, and add speaker lines, access point locations and a proper equipment position. Knowing what is already behind the drywall keeps the work surgical instead of speculative.
The homeowners association shapes anything visible from outside. Cameras, outdoor speakers, exterior lighting and dish or antenna hardware get chosen and placed to be modest and consistent with the streetscape, which is a design constraint we welcome, because it produces better-looking installations anyway. Inside the house nothing is restricted. We plan exterior hardware on the site walk and keep it low profile so a neighbor sees a house rather than an equipment display.
Lower levels here are the natural home for a theater, and they are usually already framed for it. A finished basement gives a light-controlled room with a concrete floor, a flat ceiling and no window wall to fight, plus a mechanical space nearby for the rack. What we measure on the walk is clear height under the ductwork and the beam layout, because those decide whether the room takes a full overhead layout with a projector or is better served by a large direct-view display.

Questions from Wilshire Farms homeowners
The builder already ran low voltage. What is missing?
- Usually speaker runs, access point locations and an equipment position that can actually breathe. Builder packages tend to cover a few data and coax drops to a panel in the basement corner, with no ventilation and no room for a switch. We test what exists, keep the usable runs, and add the rest. Often relocating the panel to a serviceable spot is the first meaningful improvement in the house.
Will our HOA have a problem with cameras or outdoor speakers?
- Anything visible from the street is worth planning rather than improvising. We pick mounting locations and hardware that stay modest and consistent with the streetscape, and keep exterior runs concealed. Landscape speakers placed low among plantings are far less conspicuous than large boxes on the house, and they sound better outdoors anyway. Nothing inside the house is affected by the association at all.
How close is your showroom to Wilshire Farms?
- About ten minutes. Our office, showroom and design center are on Glenwood Avenue in south Overland Park, which means you can come see Control4 and Lutron HomeWorks running on real hardware before deciding anything. It also means service here is genuinely fast, and many issues get resolved remotely the same day. Visits are by appointment during business hours.
Can we put a proper theater in the lower level?
- Most of these basements take one well. Concrete on three sides and no daylight give a predictable acoustic start, and the mechanical room nearby is a natural rack location. On the walk we measure clear height under the ductwork and the beam positions, which tell us whether an overhead speaker layout with a projector fits or whether a large direct-view display is the better room. Both can be excellent.
