What a lighting control project in Olathe involves

A house with a hundred fixtures on twenty-five circuits is a different project from the same hundred on sixty separately controlled loads, and it is the second number that sets the panel size, the keypad layout and the programming effort. On a new build that count is a decision to make while an electrician can still split a circuit cheaply. On a retrofit it is largely fixed by the existing wiring, which is a useful constraint.

Then the fixtures. An inexpensive integrated LED driver is an unpredictable load: it can flicker at the bottom of the dimming range, buzz at the top, or behave differently from the identical can two feet away because the production batch changed. This is common in builder-grade downlights and no dimmer fixes it. Identifying the driver and checking it against the control manufacturer’s compatibility data is part of the design work, and sometimes the honest recommendation is to change the fixture rather than the control.

What to ask the builder for before drywall

If the house is still open, the lighting asks are small, specific and compounding. And a lighting plan that has been through a designer, because the control system can only do as much as the circuiting allows.

Where a designer is involved, we work to their plan and control what they specified; where there is no designer, we will say plainly which rooms are under-circuited to do what the owner is describing, while an electrician can still change it for very little money.

If your builder has a lighting package already, we will review it and tell you what it covers. Builder packages are typically written for a house rather than for a system, which is fine as long as you know that is what you have bought — the common gaps are keypad locations, the neutral, the panel space and any exterior or landscape circuits. All four are inexpensive to fix during framing and awkward to fix afterwards.

Shades, walkouts and the west side of the house

In an Olathe walkout, shades are not an accessory to the lighting system — they are part of it. A daylight lower level has a glass wall, and controlling that light is what decides whether the room is usable for a screen in the afternoon and whether the space overheats in July. On a timeclock, automated shades do that without anyone remembering, and because they live on the same processor as the lighting, one press takes the lights and the shades together.

The practical constraint is power and pocket. Wired shades want to be planned while the walls or the window trim are open, which on a new build is straightforward and on a finished house is a real decision. On a new build we ask for both the power and the pocket detail before drywall; on a finished house we say honestly which windows justify opening something.

Exterior lighting belongs in the same conversation and gets forgotten most often.
