Height first, hardware last

Every simulator conversation that goes badly went badly because it started with the launch monitor. Somebody picks the unit, then looks for a room to put it in, and discovers on install day that a driver swing reaches the ceiling or that the monitor cannot see what it needs to see from where it had to be mounted. The order that works is the opposite: measure the room, establish what a full swing needs in that room, then choose the hardware that fits inside the answer.

Three dimensions do the deciding. Height, measured at the lowest obstruction over the hitting area rather than at the stairs, because a duct or a beam eight inches lower than the ceiling is the real ceiling. Width, which has to carry the swing arc plus clearance on both sides plus the enclosure — this is the dimension people underestimate most. And depth, which sets both the tee-to-screen distance and, for radar-based units, the space behind the ball the sensor wants in order to work at its best. A room that is generous in two of the three and tight in the third is still a tight room.

So a swing-clearance analysis is part of every design here, not an upsell: measured tee-to-screen distance, projector throw calculated to fill the screen without spilling, ceiling height checked at the top of the backswing, side-wall offsets, and the clearance verified against the tallest player who will actually use the room rather than an average. If that analysis says the room does not work, we say the room does not work. Telling somebody that before they spend is the useful version of this service.

What a Kansas City basement actually gives you

Most simulators in this metro end up in a basement, because basements are the one room type nearly every house here has and because the alternative is giving up a bedroom. The catch is that the basement height on the plan is not the height you get. Newer Johnson County construction is often poured with generous foundation walls, which sounds promising, but the joists carry an HVAC trunk, a plumbing run and a lighting layer beneath them, and the finished ceiling lands under all of that. The difference between the number a builder quotes and the number over the hitting area is routinely most of a foot.

Then there is what is standing in the room. Steel columns and beam pockets land where the structure needs them rather than where a hitting bay wants them. Egress windows, required in finished basement bedrooms, put a hard reflective opening in a wall that would otherwise be perfect for an enclosure. Sump pits and mechanical rooms take the corner you wanted. And in the older houses north of the county line, basement height is frequently the conversation-ender, which is worth establishing on the first visit rather than the third.

The fixes are real but they are construction, not AV. Run the bay parallel to the joists in the widest clear span. Re-route the trunk to a perimeter soffit so the hitting area sits under open joist bays — expensive, and often the single change that makes a room viable. Move the tee off center to clear a column. Or accept the honest alternative: a garage bay or a pool house with real height, insulated and conditioned so a Kansas City January and a Kansas City August do not cook the projector or the launch monitor. Choosing the launch monitor, honestly

There is no best unit, only the unit that suits the room and the golfer. Foresight sits beside the ball and reads the club and the strike with camera precision, which makes it the residential standard, and it wants defined space to the side of the hitting area. Uneekor mounts overhead, which clears the floor and rescues a room that is tight on width, at the price of needing height to see properly and of wanting marked balls for its full club data. TrackMan fuses radar with camera and is the reference for ball flight — but radar likes depth behind the ball, and a short basement is precisely the room that cannot offer it.

The golfer matters as much as the room. A player working on a swing change wants club-path and face data every time. A player who wants to keep sharp through February wants realistic ball flight and a course to play. A family that will use it mostly for company wants something forgiving that reads any ball without ceremony. Those point to different units, and we would rather ask about your handicap and your winter habits than sell whatever the newest release is.

The screen, the enclosure and the noise

The screen takes the punishment, so it is not the place to economize. We build with Carl’s Place impact screens in an enclosure with side netting and a ceiling baffle, and we finish the surround in matte black so the projector is not spilling light onto walls and washing out its own image. The turf runs flush to the tee area, because a lip at the edge of a hitting strip changes strike and eventually changes a swing.

Sound is the part nobody asks about and everybody notices. Impact is a sharp transient that travels through structure rather than through air, so the room that hears it worst is the one beside or below the bay, not the one above. If the simulator shares a wall or a floor with a bedroom, that gets designed at the start: isolate the screen frame from the structure, insulate or decouple the assembly, treat the room so it is not a hard-surfaced echo chamber, and put a real door on it. Those are the same techniques used in a treated theater, applied for a different reason.

Dual-purpose rooms, and what they cost

Most people ask whether the room can also be a theater, and the answer is yes with genuine compromises in both directions. An impact screen is built to be hit, not to resolve a film, and it will never look like a proper cinema screen. Seating has to sit back beyond the swing zone or be movable. The projector goes where the swing allows rather than where the picture would prefer. And the lighting has to do two opposite jobs — consistent illumination for a camera-based monitor, near-darkness for a film — which is solvable with scenes but has to be designed in.

For most families that trade is worth making, and one press on a Control4 or Crestron keypad should take the room from one mode to the other: lights to the golf level, projector on, course audio up, spectators’ feed pushed to the bar television over the house video system. If film quality is genuinely the priority, build a proper home theater and put the simulator in its own room. And if this is a club, a bar or a practice facility rather than a house, the design rules change — durability, throughput and multiple bays — which is the commercial simulator bay conversation instead.

Common questions

Will a golf simulator fit in my basement?

Ceiling height answers this before anything else does, and the number that matters is the finished height under the lowest obstruction, not the height at the stairs. A bare nine-foot basement is workable only for shorter players and only with the tee placed carefully. Ten feet is where the room stops arguing with a normal swing. Eleven, with eighteen feet of width and twenty-five of depth, is where a tall player with a driver stops thinking about the ceiling at all. Width matters more than people expect, because you need clearance on both sides of the swing plus the enclosure. We measure the real room — under the ducts, under the beam, past the column — and tell you which tier you are in before anything is specified.

What launch monitor should I install?

Choose it last. The room sets the constraints, and the constraints rule some units out. Foresight camera-based monitors sit beside the ball, read the club and the strike very accurately, and want a defined space to the side of the hitting area. Uneekor mounts overhead, which frees the floor and suits a room where side clearance is tight, but it needs the ceiling height to see properly and it wants marked balls for its full club data. TrackMan combines radar and camera and is the reference for ball flight, but radar wants depth behind the ball to work at its best, which is exactly what a short basement does not have. Beginner, mid-handicap and scratch players also value different data, so the recommendation depends on the golfer as much as the room. We install all three.

What are the actual room dimensions I should plan for?

Plan around three numbers: height, width, depth. Minimum workable is roughly a nine-foot finished ceiling, twelve feet of width and sixteen feet of depth, and that room will feel tight and rules out some players entirely. General-use comfortable is about ten feet of height, fourteen to sixteen of width and twenty of depth. A room that never gets in anybody’s way is closer to eleven feet of height, eighteen of width and twenty-five of depth. Every design we do includes a swing-clearance analysis: measured tee-to-screen distance, projector throw, ceiling height at the top of the swing, side-wall offsets, and clearance for the tallest player who will actually use it.

Can I put the simulator in the garage or a pool house instead?

Often that is the better room, because garages and pool houses have the height that basements do not. The trade-off is climate. A Kansas City garage swings from well below freezing to very hot and humid across a single year, and both extremes are hard on a projector, on a camera-based launch monitor and on an impact screen. A garage conversion that works is an insulated, conditioned room with a sealed door, not a heater pointed at a mat. We have built simulator rooms in a basement conversion in Edwardsville and in a Kansas City, Missouri residence, and the room build is the majority of the work in both cases.

How loud is it, and will it bother the rest of the house?

Louder than people expect, in two different ways. There is the impact itself, which is a short sharp sound that travels through structure rather than air, so the room below or beside a simulator hears it more than the room above. And there is the audio, because a simulator room with the course sound up is a media room. The fixes are the ones a theater uses: isolate the screen frame from the structure, decouple or insulate the assembly, treat the room, and put a real door on it. If the bay shares a wall with a bedroom, plan for it at design time.

Can the same room be a home theater?

Yes, and it is a real compromise in both directions rather than a free upgrade. The screen has to be an impact screen, which is not a cinema screen and will not resolve a film the way a proper screen does. Seating has to be movable or set back beyond the swing zone. Projector placement is driven by the swing, not by the picture. Room lighting has to be controllable, because camera-based launch monitors want consistent light and film wants none. What you get is a room that is very good at golf and decently good at films, which is the right buy for most families. If the film experience is the priority, build a dedicated theater and put the simulator somewhere else.

How much does a golf simulator cost in Kansas City?

It depends on the launch monitor, on how much of the project is room construction — a finished basement bay and a new pool house are different jobs — and on how far the AV goes, from projection only to a room that is also a media room with distributed audio and lighting scenes.
