Whether your basement takes a bay, in four numbers
Almost every simulator we build in this city goes in a basement, and the basement is usually the right room — deep foundations, concrete on three sides, no window wall, a flat ceiling and a floor that does not care. What varies, and what decides everything, is height. Overland Park builders ran ductwork without a golf swing in mind, and a room can have a perfectly good average ceiling and still fail two feet from the tee where a driver comes through.
So the walk starts with a tape and four numbers. Clear height under the lowest obstruction, measured across the whole swing area rather than at one spot. Depth from the screen wall to behind the hitting position, which sets both the projector throw and whether a full swing has room. Width, for the follow-through, because a bay that fits a swing and not a finish is not a bay. And where the structural beams land, since a beam decides where the launch monitor and the projector can live without fighting each other.
Those four settle the shape of the project before anyone opens a catalog: overhead unit or one beside the ball, projector throw and screen size, and whether the enclosure is a standard size or wants building to fit. They are also why we will not quote a simulator over email. A number given before those measurements is a number that gets corrected later at your expense.
- Overhead launch monitor. Nothing on the floor beside you, so the bay stays clear and reads as part of the room. Needs the clear height and a mount into real structure — drywall and an anchor is how numbers start drifting.
- Beside the ball. Portable, and it can leave for a fitting or a lesson. Right when the ceiling will not give an overhead mount what it needs, or when you want to take the unit with you.
- Dual-purpose bay. Common here and worth planning for from the start. A room that is a simulator on Saturday and a media room on Sunday needs the seating, the audio and the lighting scenes designed together, not added later.
North of I-435 and south of 135th are different projects
This city spans about fifty years of Johnson County building and the simulator conversation changes completely along the way. North of I-435 the houses are typically from the seventies and eighties: eight-foot main-floor ceilings, a lower level that was finished once in a style nobody would choose now, and a crowded furnace room. The good news is that opening that lower level is the cheapest phase of the project, because open framing is when the wiring, the screen wall and the mount cost the least. The question is always whether the height is there after the ducts have had their say.
South of 135th, in the newer Blue Valley construction, the basement is more often unfinished with a stub-out or two the builder left. That is the easier version: we can put the bay exactly where the structure suits it rather than where a previous owner put a bar, and the ceiling is usually taller to begin with. On a house still being framed we would rather be in the conversation before the ductwork is routed, because a duct moved on paper costs nothing and a duct moved afterwards is a general-contractor job.
Either way the rest of the house has to be considered. The simulator PC wants a wired network drop rather than Wi-Fi, which is the single most common reason a session will not start. The rack wants conditioned space with airflow. The lighting has to come down on the same press that starts the projector, or the image never looks the way it did in the showroom.
How the build runs, and the step people underestimate
In order: measure and design, then framing or structural work, then the low-voltage rough-in while the walls are open — projector feed, network drop, speaker locations, lighting control and conduit to the rack. Then the enclosure, impact screen, turf and hitting strip. Then the unit is mounted and aligned. Programming and calibration happen last, after the room is finished, because flooring and enclosure work change the geometry the alignment was set against.
The step people underestimate is that alignment, and it fails quietly. A unit a degree out, or a mount with flex in it, does not stop working — it drifts. The numbers stay in a believable range and slowly stop describing your swing, and because nothing looks broken you trust them and practise into them. That is a worse outcome than an obvious fault, and it is the reason we mount into structure and re-check after the room is finished rather than before.
Our own crew does the work rather than subcontractors, and it is photographed as it goes so what is behind the drywall is documented rather than remembered. Every project ends in a written proposal with one fixed price for equipment, labor and timeline, set after the walk. Frequently, and it is worth deciding at the start rather than retrofitting the idea. A dual-purpose room needs the seating positions, the audio layout and the lighting scenes designed for both uses, plus a control system that switches between them in one press instead of three remotes. The screen and the projector are usually shared happily; the compromises live in seating distance and speaker placement, and they are much cheaper to resolve on paper.
