What a lighting control project in Mission Hills involves

The first check has nothing to do with the lights. It is whether the switch boxes carry a neutral conductor, and in houses of this era many do not — which eliminates an entire category of dimmer before anyone chooses a finish. Lutron RA3 and Caseta do not require a neutral, which is exactly why they carry so much of the work here. The second check is box depth: a hundred-year-old box with three generations of conductors in it may not physically accept a modern device, and that is a finding for the walk rather than for installation day.

The third is the route, because a large system needs a place for the processor and a path to it. We survey the attic, the basement joist bays and the old chase runs before a blade touches a wall, then plan every drop on paper. Where a run cannot be made cleanly, wireless control covers that room and we say so plainly. This is why a HomeWorks retrofit in Mission Hills is a longer conversation than the same system in a new build: the panel and the homeruns are the project, and the house decides where they can go.

What drives the design is the load count rather than the room count. A house with a hundred fixtures on twenty-five circuits is a different project from the same hundred fixtures on sixty separately controlled loads, and it is the second number that sets the panel size, the keypad layout and the programming effort. In a staged-renovation house that count is often surprising in both directions — a library on one switch, a kitchen on nine — and establishing it honestly is most of the design work.

Then the fixtures get inspected, because in a house renovated three times they came from three eras. An inexpensive integrated LED driver is an unpredictable load: it can flicker low in the dimming range, buzz high in it, or differ from the identical can two feet away because the batch changed. No dimmer fixes that. Identifying the driver and checking it against the control manufacturer’s compatibility data is part of the design, and sometimes the honest recommendation is to change the fixture rather than the control.

  • RA3. Carries most finished houses in the village. No neutral required, real keypads, scenes, timeclocks and shades, and no wall has to open for it.
  • HomeWorks QSX. For large load counts, and best when a renovation is already opening walls. Dimming moves to a panel in the mechanical space, which keeps a big system predictable and serviceable.
  • Caseta. Right for a carriage house, a pool house or a guest apartment that wants three reliable scenes and no project of its own.

The keypad is a millwork decision

Lighting is the one system every person in the house touches every day, usually without looking at it. In Mission Hills it is also the system that sits directly on the architecture, which makes the keypad both an interface and a piece of hardware in a room where the hardware was chosen carefully. Original crown molding, leaded glass and paneled libraries do not forgive a keypad dropped in the wrong place, and the right answer is often a smaller device in a better position rather than the largest one available.

It is not automatically a Lutron conversation, either. Lutron keypads win most rooms on finish depth and engraving — a button that reads Entertain, routed at the factory rather than marked with a label that yellows. Control4 keypads suit a house already on Control4. Crestron keypads earn their place where one press carries timing and other subsystems. Moorgen keypads are the design-led option, glass and metal faces for rooms where the plate is genuinely part of the millwork. All four are on our roster and all four are on the wall at the design center, where you can hold them against your own plate sample.

The trade-off nobody warns you about is button count. A six-button keypad with the right six things on it beats a ten-button keypad with everything on it, because a keypad you have to read is a keypad you stop using. We start at four scenes per main room and add only what the family asks for after living with it, and scenes get tuned after the fixtures are in and lamped — you cannot set a level for a room you have not seen lit.

Shades do more than manage glare here

In a house full of original woodwork, textiles and art, motorized shades on the west and south glass are a preservation measure as much as a comfort one. Afternoon sun fades finishes that cannot be replaced, and a timeclock that drops the shades before the light gets to them costs nothing to run and asks nobody to remember. That is a stronger argument in Mission Hills than the glare argument, and it is usually the one that decides the project.

The constraint is power and pocket. Battery shades retrofit into a finished house with no wire and are a genuinely good answer for a handful of openings — which in a house like this is often exactly what is needed. Wired shades want to be planned while trim or walls are open, and they want a pocket detailed by whoever is doing the millwork, so on a finished house we say honestly which windows justify opening something and which do not.

Everything joins the same interface. One press at the door can take the lights down, the shades down and the music with them, and it works from a keypad, from the app, or from a schedule that runs whether anyone presses anything. Because lighting is the layer the rest of the house leans on, we usually recommend building it first and specifying the shades alongside it, so the keypad already has the button and the processor already has the schedule.

We size keypads to the existing boxes wherever the wiring allows, so no period faceplate has to move, and we choose finishes alongside your designer rather than from a catalog page. Two things get checked on the walk: whether the box carries a neutral conductor, which many houses of this era do not, and whether a box with three generations of conductors in it has the depth for a modern device.

Do we need to rewire for a whole-house lighting system?

Usually not. Most finished houses in the village go on Lutron RA3, where dimmers replace the switches already in the boxes and talk wirelessly to a processor — so a whole-home retrofit is an electrical job and a programming job rather than a construction one. Can you run a HomeWorks retrofit through plaster walls?

Sometimes, and the honest answer depends on the house. We survey the attic, the basement joist bays and the old chase runs before quoting, and where the homeruns can be made we will say so. Where they cannot, we do not force a run and leave you a patch in a hallway ceiling — we cover those rooms with wireless control instead. That mixed approach is common here and produces a complete system without visible repairs.
