Prairie Village went up fast after the war, block by block, and Johnson County has been living in those houses ever since. The stock is mostly ranches, Cape Cods and story-and-a-halves on modest lots under old trees, which means the theater conversation here starts with a genuine question rather than an assumption: does the basement have the height. Many do. Some do not, and the honest answer matters more than the sale, because a projector in a room that cannot clear the ductwork produces a picture nobody enjoys and a bill nobody forgets.
So the walk starts with a tape measure and three numbers. Clear height under the lowest obstruction — the duct trunk, not the joists, because that is what the finished ceiling has to clear. The distance from the back wall to the screen wall, which sets how many seating rows the room holds and how large the image can be before the front row becomes uncomfortable. And where the structural beams land, because moving a beam is a general-contractor conversation and moving a screen is not.
Those three numbers settle projection versus a large direct-view display before anyone opens a catalog. In a lot of Prairie Village basements the answer is a media room built around a large display, and that is not a downgrade. A well-treated room with architectural speakers, real light control and one remote the household actually uses gets watched far more than a compromised theater does. Where the height and depth are there — and in the finished basements common to these houses they often are — a proper dedicated room with an immersive layout is entirely realistic.

Getting cable through a house built before racks existed
Postwar Prairie Village homes tend to be lath and plaster on the main level with drywall in later additions, and the framing runs are short and interrupted. That is the practical constraint on every low-voltage trade in this city. We plan the pull before we cut, using closets, chases behind the stair and existing HVAC boots to move cable between floors, and the basement ceiling to move it horizontally. Where a run would cost more trim work than it is worth, we say so.
The basement is the advantage. An unfinished or partly finished lower level gives us open joist bays, which is where nearly all the horizontal cable in a theater project travels, and it gives the rack somewhere with air movement. Speaker locations in the room itself want to be established before the ceiling is closed, because retrofitting an overhead layer into a finished ceiling is a drywall project with an audio project attached, rather than the other way round.
What we open gets patched by people who patch for a living, and it gets planned into the job rather than discovered halfway through. The failure we are most often called to correct in an older house is not a bad speaker — it is a forced run and a patch in a hallway ceiling that everyone can still see. Where the route does not exist, the design changes rather than the wall.
Treatment beats the next equipment tier
A rectangular concrete-walled basement is acoustically predictable, which is helpful, and reflective, which is not. First-reflection points, the back wall and the ceiling in front of the screen do more for how a film sounds — and for whether dialogue is intelligible without the remote — than the next equipment tier would. It is also the cheapest element in the room to get right at rough-in and the most expensive to add after the drywall is up and painted.
The same logic applies to speaker placement. Architectural speakers from Sonance and Triad finish flush and disappear into the plane of the ceiling, and where they land matters far more than what they cost. An overhead layer needs the ceiling open or already opening, which is a framing question rather than a shopping question. We would rather spend a room’s budget on placement and treatment than on the last increment of projector brightness, because placement is what people actually hear.
Light control is the third piece and the one most often skipped. A basement with two egress windows is not a dark room, and blackout treatment on those openings changes the picture more than a brighter projector would. Because those shades belong on the lighting system anyway, specifying them with the room rather than a year later means the keypad already has the button and one press does the whole thing.

What is the difference between a media room and a dedicated theater here?
Light control and geometry, mostly. A dedicated theater is a room you can make dark, with the depth for tiered seating and the height for a projector and an overhead speaker layout. A media room keeps doing other jobs and is built around a large direct-view display. In postwar Prairie Village basements the media room is frequently the better answer, and it is the room that ends up being used most nights.
Do you build golf simulators in Prairie Village?
