What a home theater project in Mission Hills involves

Mission Hills was laid out in the 1910s and 1920s around the country club, and the houses still carry the stone, slate and plaster of that era. Many have been renovated two or three times without losing their original millwork, which is exactly why people buy them and exactly what makes a theater here a different job. The walls do not take a fish tape the way drywall does, the exterior masonry rules out the easy path around a corner, and the finishes are the reason the house is worth what it is worth.

So the survey comes first, and it takes longer here than anywhere else we work. We look at the attic, the basement joist bays and the old chase runs before a blade touches a wall, and we plan every drop on paper. Where a run genuinely cannot be made, we say so and design around it rather than cutting an opening we cannot close cleanly. Plaster patching is planned into the job, not discovered halfway through, and the patching is done by people who patch for a living.

Then the room. Older Mission Hills basements were not built to be lived in — they were built to hold a furnace and a coal bin — so ceiling height under the joists and the ductwork is the first measurement, and it frequently rules the lower level out for projection. That is not the end of the conversation. A lot of these houses have a third floor, a converted attic, a former servants’ wing or a den off the library that makes a better media room than the basement ever would, and those rooms often have the height a projector needs even when the basement does not.

Whichever room it is, the three numbers are the same: clear height under the lowest obstruction, throw distance from the back wall to the screen wall, and where the structure lands. Those settle projection versus a large direct-view display, the seating rows and the speaker layout before anything is specified. In a house like this the answer is more often a media room with a superb display than a dedicated theater with a projector, and we would rather say that on the walk than sell the more expensive path into a compromised room.

  • Media room. Usually the right answer in the village. A large direct-view display, architectural speakers set into a ceiling a renovation already opened, and light control that respects the window trim.
  • Dedicated theater. Possible where a renovation is already opening a lower level or a third floor. Needs height, depth and a rack location with real airflow — all three, not two of three.
  • What we will not do. Cut a period plaster ceiling for a speaker we could place elsewhere. Where a room cannot take a proper layout without damage, we design a different room.

Plaster changes the method, not the ambition

Lath and plaster over solid framing is the defining constraint. It is heavier, more brittle and less forgiving than drywall, and the framing behind it is often full-dimension lumber with fire blocking in places nobody documented. A pull that would take twenty minutes in a 1990s house can take an afternoon here, and occasionally it cannot be made at all without opening something that will be visible afterwards.

The method that works is to use what the house already gives you. Attics and basement joist bays carry the horizontal. Old chase runs, abandoned gravity-duct shafts and the space behind a stair carry the vertical. Closets are the friend of every low-voltage trade in a house like this. We trace all of it before quoting, which is why the walk in Mission Hills takes longer than it does in Overland Park and why the proposal that follows is specific rather than typical.

Where the route does not exist, the design changes rather than the wall. Wireless Lutron lighting covers a room whose switch boxes cannot be reached. A different speaker approach covers a ceiling we are not going to cut. That is not a lesser system — it is the same result reached by a route the house will tolerate. The failure mode we get called in to correct is the opposite: an installer who forced a run, and a patch in a hallway ceiling that everyone can still see.

Where the equipment lives

Concealment is assumed here, and the constraint is heat. Old houses hide racks in closets that were never designed to carry it, and a beautifully finished cabinet with no air movement is a slow way to destroy the electronics inside it. We plan the rack location, the ventilation and the service access at the same time as the aesthetics, and we say plainly when a proposed spot will not work — before the cable is pulled, because the rack location sets every run length in the project.

Speakers follow the same logic. Architectural speakers from Sonance and Triad finish flush and can be painted into the plane of a ceiling, which is ideal in a room a renovation has already opened. In a room still carrying original plaster we would rather add a discreet audio zone than cut a period ceiling for an overhead layer. That is a real trade-off and we name it on the walk rather than in a change order.

The rest of the house comes into it too, because a theater is never one room. The lighting has to come down on the same press that starts the film, which means the room’s scenes belong to the house system rather than a dimmer on the wall. The network has to carry the streaming. In a house with thick plaster, stone and old chimney chases, that network is its own piece of work — which is why we usually plan it in the same conversation.
